Gutter survey in Mile Oak
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a photo-illustrated written report. We are often asked to look into brackets that have dropped or snapped and water backing up from a hidden gutter, across outlets and hoppers, downpipes and valley gutters.
Some older homes in villages like Mile Oak are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Before and after the survey
A little preparation and a few simple habits help. Our tips:
- Check for spilling water in a downpour
- Check the loft with care after heavy rain
- Leave gutter checks at height to someone equipped for it
- Look for downpipes coming loose
Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.
What affects the price in Mile Oak
Several things affect the price of a survey:
- The type of building, from a house to a block or an office
- Roof area
- Which survey package you book
- The use of thermal imaging or a drone
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
What we need to know
The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:
- Dates you’re working to, such as exchange
- Pictures of the roof from a safe spot, if you have them
- Why you want a survey: buying, a leak, a storm or new work
- What kind of property and roof it is
Booking is simple: just ring 07833 053749 or email us and give us a few details about the property and we’ll recommend the right survey. The price is agreed up front.
The survey, step by step
The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Notes and photos go into the written report. The visit typically takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. In a small place like Mile Oak, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- If the roof is shared, arrange access with whoever manages the building
- Keep pets in another room
- Make sure the loft hatch can be reached
Booking a survey
A quick phone call is normally the easiest start: ring 07833 053749 or email us and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

Your questions about gutter surveys in Mile Oak
I let a flat near Paddock Wood station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Will you come out to Mile Oak?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
How much is a gutter survey?
Our price is from £150, including VAT. The size of the property and the access affect the price. To get a price, phone 07833 053749 or use the contact form.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
Are you structural engineers?
No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.
Will you photograph what you find?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
When you need someone else
It’s a careful look at the gutter, not the whole story. Its limits include:
- Gutters out of sight from every safe viewpoint
- What’s hidden inside a downpipe
- Underground drains, which need a CCTV drain survey

Checking the roof from the ground
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Why get it checked now?
It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Outbuildings and barns around Mile Oak are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

What else we do in Mile Oak
Mile Oak homes and their roofs
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
Landlords with a home close to Paddock Wood station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Living close to Foal Hurst Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Anyone responsible for a site like Mascalls School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
