How a gutter survey works in Palmer's Green

Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. Common reasons to book are sagging gutters and loose brackets and overflowing eaves gutters, on downpipes, parapet and box gutters and valley gutters.

Some older homes in villages like Palmer's Green are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

How the survey works

After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, it typically takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Cottages and farmhouses around Palmer's Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Palmer's Green: your questions answered

Is Palmer's Green within the area you cover?

Yes, Palmer's Green is on our map. A small place gets exactly the same survey as a big one.

Is my home in Palmer's Green listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just ring 07833 053749 or send us an email to arrange it.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, ring 07833 053749 or email us.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you use drones?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Local roofs in Palmer's Green

With Scotney Castle about 4 miles south, Palmer's Green sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Anyone responsible for a site like Brenchley and Matfield Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Paddock Wood station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to Parish Church of All Saints: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Why get it checked now?

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now normally keeps the fix smaller. Where a roof is exposed, as many are in small places like Palmer's Green, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Prices for gutter surveys in Palmer's Green

Prices vary from roof to roof, for these reasons:

  • Whether thermal imaging or a drone is needed
  • The size of the roof
  • Whether it’s a home or a commercial building
  • Extra roofs, like extensions, dormers or garages

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What we need to know

What helps most when you contact us:

  • When you need the report by
  • Access details, such as a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them
  • The kind of building and roof involved

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or drop us an email.

Different roofs, different checks

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can safely be seen. Lead is also a target for theft.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.
