Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

Roof survey in Greatness

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey lead flashings, chimney stacks and clay and concrete tiles, and common reasons people get in touch are torn or sagging underlay and worn or blocked valleys.

In a smaller place like Greatness, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we do, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for a house, with bigger or more complicated roofs taking longer. Being in a smaller place like Greatness does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Preparing for the visit

  • Point out any leaks or damp patches
  • Leave a clear route to the loft
  • For flats, check roof access has been agreed

Do you need a roof survey in Greatness?

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

It is worth booking a survey if you’ve seen:

  • Blocked, sagging or leaking gutters
  • Cracked mortar along the ridge
  • Standing water on a flat roof
  • Valley linings that have cracked or split

For an older house near a landmark such as St John the Baptist, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • Whether you get a written report with photos
  • Their drone registration, if they fly one
  • Are they insured for the work?
  • What happens after the report arrives

What’s in a roof survey

Why act early in Greatness

By the time water marks a ceiling, it is often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. Arranging work in a smaller place like Greatness is easier with notice than in an emergency. A survey gives you that notice.

Roofs, chimneys and gutters in Greatness

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. The wider area around Greatness has a long history of building, with Knole House about 1.7 miles south. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Landlords with a home close to Bat & Ball station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Homes near green spaces like Montreal Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • A promise that the roof will not leak in future
  • A full building survey of the property
  • Confirmation of asbestos in soffits or cement sheets

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey. What a survey covers and doesn’t.

Roofs we survey in Greatness

  • Natural slate
  • Chimney stacks
  • The roof space
  • Clay and concrete tiles
  • Flat roofs
  • Lead flashings
  • Ridges, hips and valleys

What we look for on each type of roof

Clay plain and peg tiles

Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move.

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We look at how the covering is wearing.

Questions from Greatness

Is Greatness within the area you cover?

Yes, Greatness is on our map. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Greatness is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How much is a survey?

Our price is from £150, including VAT. You’ll know the price for your survey before booking. For a price, phone 07833 053749 or drop us an email.

How long does the visit take?

The visit typically takes between one and two hours for most homes, depending on how many separate roofs there are. We’ll give you an idea of timing when booking.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How do I arrange a roof survey in Greatness?

It’s easiest to call 07833 053749 or send us an email. Let us know the address and a little about the roof. We survey on weekdays and at weekends.
