Wrotham Roof Survey
A careful look at the roof at your property in Wrotham, with photos and a written report.
- Ponding, splits or blisters on flat roofs
- Worn or blocked valleys
- Leaning or weathered chimney stacks
Signs you need a roof survey in Wrotham
Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.
A survey can pick up problems such as:
- Ridge tiles that have lifted or moved
- Worn lead at chimneys and abutments
- Slipped, cracked or missing slates and tiles
- Blocked, sagging or leaking gutters
If you let a flat or house near Borough Green & Wrotham station, a roof report helps you deal with small faults before they turn into a call from a tenant.
What to check before booking
- What experience they bring
- Are they insured for the work?
- What the report includes, and whether it has photos
- Whether any drone flown is registered with the CAA
Roof surveys for homes and businesses in Wrotham
Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. If you’re worried about loose chimney pots and ridge tiles that have lifted or moved, we can find out what’s behind it, whatever the roof.
Some older homes in villages like Wrotham are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Useful tips for Wrotham property owners
Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:
- File the report with your home documents
- Check the roof from the ground after storms
- Move stored items away from the loft hatch
- Stay off ladders and the roof
File the report with your other home documents. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.
Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.
What a survey costs
Prices vary from roof to roof, for these reasons:
- The use of thermal imaging or a drone
- How many separate roofs there are, such as extensions, dormers and garages
- Features like valleys, chimneys, dormers and parapets
- The roof’s overall size
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.
What to let us know when you get in touch
You don’t need to know any roofing terms. Just tell us:
- Any stains, drips or damp patches you’ve seen indoors
- The address and postcode of the property
- When you need the report by
- Why you want a survey: buying, a leak, a storm or new work
Not sure which survey you need? It’s easiest to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
How it works
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit typically takes about one to two hours for a house, and longer for a large or complex roof. In a small place like Wrotham, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point outside.
- Inside, we check the roof space where there’s safe access.
- We email a written report with photos and recommendations.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- Dig out any old roof reports or invoices
- Check the loft hatch can be reached

Your questions about roof surveys in Wrotham
I let a flat near Borough Green & Wrotham station. Can you check the roof?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Is my home in Wrotham listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What if it rains on the day?
It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
How much does a roof survey cost in Wrotham?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Can you survey at the weekend?
We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
What’s the best way to book?
It is easiest to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof. Surveys run on weekdays and at weekends.
Can I check my roof myself?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
What this survey can’t tell you
To be straight with you, a roof survey has limits:
- Defects hidden under coverings or inside walls without opening up
- Whether the roof structure meets design loads
- How the roof will behave in every kind of weather
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.

- Natural slate

Local roofs in Wrotham
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Historic houses such as Old Soar Manor, about 3.2 miles south, show how far back building in the area around Wrotham goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Trees in and around Trosley Country Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For site and facilities teams at buildings such as Wrotham School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
