What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere like Walter's Green needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Advice

About our pre-purchase roof survey in Walter's Green

We survey roofs for buyers in Walter's Green and across London and South East England. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, call 07833 053749 or use the contact form. If you’re worried about signs of past leaks inside the loft and patch repairs that may hide an ongoing problem, a survey will tell you what’s going on, on chimney stacks, flat-roofed extensions and dormers and lead flashings and valleys alike.

Being in a small place like Walter's Green makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What happens if roof problems are left?

Sellers are not always aware of roof problems. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now. Around Walter's Green, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Why choose Independent Roof Survey in Walter's Green

Tips from our surveys

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Give your solicitor a copy of the report
  • Ask the seller about past roof repairs
  • Let us know your timetable
  • Don’t leave it until just before exchange

With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we can’t promise any result.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.

Common questions in Walter's Green

Is Walter's Green in the area you cover?

Yes, Walter's Green is one of the places we work. The survey and report are the same in Walter's Green as anywhere else, and visits run on weekdays and weekends.

Is Walter's Green within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Do you go up on the roof?

Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to, and the report makes that clear.

How long does a pre-purchase roof survey take?

It usually takes an hour or two for most houses; commercial roofs usually need 3–4 hours. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it is not a RICS home survey. It complements one rather than replacing it.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Walls, floors, services and rooms below the roof
  • Whether timbers meet design loads
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.

Pre-purchase roof surveys in Walter's Green: local notes

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses like Penshurst Place, about 2.1 miles north-east, show how far back building in the area around Walter's Green goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Church of St Peter, the roof may have had decades of patch repairs, and the survey shows where they are.

What we’re asked to look at in Walter's Green

A chimney stack stands out in the wind and rain and they’re frequently the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which can affect how any work is arranged.

Common reasons to book include:

  • Slipped or missing slates and tiles
  • Patch repairs that may hide an ongoing problem
  • Old water stains in the roof space
  • Lead that has worked loose at a wall or chimney

If you own a rental within reach of Ashurst Kent station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
