Pre-purchase roof surveys in Teasley Mead

Pre-purchase roof survey in Teasley Mead: what you get

With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We can’t say how a seller will respond, but you will be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. Typical surveys look at worn or lifted lead flashings and bitumen or mortar used in place of proper repairs, on gutters and downpipes, flat-roofed extensions and dormers and lead flashings and valleys.

In a village or hamlet like Teasley Mead, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Your questions about pre-purchase roof surveys in Teasley Mead

Is Teasley Mead within the area you cover?

Yes. Teasley Mead is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you cover Teasley Mead?

Yes, Teasley Mead is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How long does a pre-purchase roof survey take?

The visit usually takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. We will give you an idea of timing when booking.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Why get it checked now?

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. For older village homes like those around Teasley Mead, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Before and after the survey

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Let us know your timetable
  • Ask the agent to check the loft hatch can be opened
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask who repairs the roof under the lease

It is worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, particularly where we’ve found patch repairs.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. For a village or hamlet like Teasley Mead, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Move anything stored under the loft hatch
  • Keep pets out of the way during the survey

Advice

Can I check my roof myself?

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the slates, tiles or felt
  • Anything beyond the roof, which a full home survey covers
  • Structural calculations (that’s a structural engineer’s job)
