Should I look at the roof myself first?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How a pre-purchase roof survey works in Godden Green

Buyers in Godden Green and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, ring 07833 053749 or drop us an email. We’re frequently asked to look into a ridge or slope that dips and ponding, blisters or splits on a flat roof, across gutters and downpipes, natural slate and the roof space.

Some older homes in villages like Godden Green are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

What affects the cost of pre-purchase roof surveys

All our prices include VAT. The things that change the price are:

  • Roof area
  • Whether thermal imaging or a drone is needed
  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

Getting the details right at the start saves time. It’s useful to include:

  • When you need the report by
  • What’s prompted the survey
  • The address and postcode of the property
  • The type of building and roof, like pitched or flat

Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, phone 07833 053749 or use the contact form.

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Ask the agent to make sure the loft hatch can be opened
  • Ask the seller about past roof repairs
  • Let us know your timetable
  • Book once your offer is accepted

After you move in, keep the report somewhere safe. Deal with the urgent items first, and keep the photos to compare against later. Premium comes with a follow-up after 12 months to see how things have changed.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

Godden Green questions

Is my home in Godden Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover Godden Green?

Yes. Our area covers London and the South East, and Godden Green is part of that. Just ring 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

How long does the survey visit take?

On site, it typically takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when you book.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

How many surveys have you done?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

What happens if roof problems are left?

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. In a place like Godden Green, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Different roofs, different checks

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Natural slate

Older slate roofs frequently have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it’s in.
