Pre-purchase roof surveys for homes and businesses in Clap Hill

A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you’ll be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. If you’re worried about a ridge or slope that dips and standing water on a flat extension roof, a survey will tell you what’s going on, whatever the roof.

Being in a small place like Clap Hill makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

How the survey works

After the inspection, everything we found is written up in a report with photographs, sent to you by email. On timing, it normally takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere as small as Clap Hill, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

What we look for on each type of roof

Natural slate

Good slate is one of the longest-lasting roof coverings, yet the nails that fix it often give out first. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.

Clay and concrete tiles

Tiled roofs frequently last half a century or longer. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.

Common questions in Clap Hill

Will you come out to Clap Hill?

Yes, Clap Hill is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Clap Hill listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

When should I book a pre-purchase roof survey?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

How do I arrange a pre-purchase roof survey in Clap Hill?

To arrange a survey, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

How long will you be at the property?

Allow between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. We will give you an idea of timing as you book.

Signs you need a pre-purchase roof survey in Clap Hill

Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.

Typical things we are asked to look at include:

  • Quick fixes on flashings and valleys
  • Chimney mortar that has eroded
  • Signs of past leaks inside the loft
  • A ridge or slope that dips

If you let a flat or house near Ham Street station, a written report helps before buying a rental or paying for a new roof on one.

What to expect from a roof survey

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Honest limits

A survey is a close look at the roof, but it cannot do everything. Its limits include:

  • A valuation or a promise of a lower price
  • Walls, floors, services and rooms below the roof
  • Whether timbers meet design loads
