Bloodden questions

Is Bloodden within the area you cover?

Yes, Bloodden is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Is my home in Bloodden listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long does the survey visit take?

Allow about 1–2 hours on an ordinary house, and more on a big or complicated roof. We will give you an idea of timing when booking.

At what stage of buying should I get the roof surveyed?

The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.

Pre-purchase roof surveys for homes and businesses in Bloodden

Buyers in Bloodden and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. To book, phone 07833 053749 or use the contact form. If you’ve noticed gaps where slates or tiles have come loose and bitumen or mortar used in place of proper repairs, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Bloodden may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Honest limits

It helps to know what a survey won’t do before you book:

  • Whether timbers meet design loads
  • Anything beyond the roof, which a full home survey covers
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and doesn’t.

How the survey works

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Rural addresses near Bloodden can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Pass the findings to your conveyancer
  • Request records of any re-roofing
  • Notice patches of new decoration in top-floor rooms
  • Do not leave it until just before exchange

Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Take an older house close to Church of the Holy Innocents: a survey will show how the roof has been repaired before, which helps you judge what’s coming. How the survey changes by roof type

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide, so we look for gaps along the courses.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and the South East. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.

Prices for pre-purchase roof surveys in Bloodden

We confirm the price for your survey before booking. These are the things that affect it:

  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode
  • Dates you are working to, like exchange
  • Whether there’s a loft hatch, a shared roof or tricky access

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.
