Need a pre-purchase roof survey in Culmers?

Pre-purchase roof surveys around Culmers

Culmers is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, so exposed details get a careful look whether you are buying or signing off new work. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

The streets around a church such as Church of All Saints are often among the oldest in a place, and if you own one of the older houses nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

How a pre-purchase roof survey works in Culmers

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it is safe to get in. You get a written report with photos. If you are worried about a ridge or slope that dips and old water stains in the roof space, we can find out what’s behind it, whatever the roof.

Being in a small place like Culmers makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Your questions about pre-purchase roof surveys in Culmers

Will you come out to Culmers?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does being near the coast affect roofs in Culmers?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Should I get a roof survey as well as a RICS home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we’ll help you choose.

At what stage of buying should I get the roof surveyed?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Culmers, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Advice

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Notice patches of new decoration in top-floor rooms
  • Let us know your exchange date as you book
  • Ask who repairs the roof under the lease
  • Ask for any paperwork for recent roof work

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we cannot promise any result.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.

When to book a survey in Culmers

A chimney stack stands out in the wind and rain. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

Things that often lead to a survey include:

  • Lead that has worked loose at a wall or chimney
  • A ridge or slope that dips
  • Ponding, blisters or splits on a flat roof
  • Gutters that overflow or drip at the joints

If you let a flat or house near Faversham station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What follow-up you get after the report
  • Whether the roof space is looked at, where there is one
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

How we price pre-purchase roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Whether it is a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is
  • Height and safe access

To find out what your survey will cost, ring 07833 053749 or email us and let us know about the roof. The price is agreed before a date is set.

What we need to know

When you call or email, these details help:

  • The type of building and roof, such as pitched or flat
  • Any photos you have, taken from the ground or a window
  • When you need the report by
  • Whether there’s a loft hatch, a shared roof or tricky access

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or email us.

Checking the roof from the ground

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
