Older and listed buildings around Broom Street may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Pre-purchase roof survey in Broom Street
The best time to book is once your offer has been accepted and before you exchange contracts. That is when the findings are most useful, because nothing is binding yet. We survey seven days a week, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. Common reasons to book are worn or lifted lead flashings and cracked flaunching or crumbling chimney pointing, on flat-roofed extensions and dormers, clay and concrete tiles and lead flashings and valleys.
Some older homes in villages like Broom Street are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Buying a home or a new roof in Broom Street
Broom Street is within about 2 miles of the coast, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. For a purchase or a newly finished roof, the materials decide which details matter most.
Landlords with a home close to Faversham station may find that a written report helps before buying a rental or paying for a new roof on one. If your home is one of the older ones in the streets near Church of All Saints, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

How the survey changes by roof type
Gutters and parapets
Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.
Natural slate
Many older homes in London and the South East have slate roofs. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.
What we do, step by step
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes about one to two hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Broom Street can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the loft space is agreed beforehand.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- For a flat or shared roof, check access with the building owner or managing agent
- Dig out any old roof reports or invoices
- Jot down any questions you want answered

What affects the cost of pre-purchase roof surveys
Not every roof costs the same to survey, for these reasons:
- Any need for thermal images or a drone flight
- Features like valleys, chimneys, dormers and parapets
- Whether you choose the Basic, Standard or Premium Survey
- Roof area
All our prices include VAT. Pre-purchase roof survey starts from £150, including VAT. You will know the exact price before you book.
Getting in touch
If you can, have these to hand when you get in touch:
- The address and postcode of the property
- Where water is showing inside, if it is
- Photos of the roof, taken safely from the ground or a window
- The reason for the survey, like buying, a leak or storm damage
Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. To book, ring 07833 053749 or send us an email.
Can I check my roof myself?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

FAQs for Broom Street
Do roofs near the sea, like those around Broom Street, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Is my home in Broom Street listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is this the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
How quickly will I get the report?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when you book.
How long will you be at the property?
The visit usually takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll give you an idea of timing when booking.
Do you need to go inside the property?
If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.
