Need a pre-purchase roof survey in Horden?

Horden: your questions answered

Will you come out to Horden?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Horden?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What insurance do you have?

We hold professional indemnity and public liability insurance.

How do I arrange a pre-purchase roof survey in Horden?

It is easiest to phone 07833 053749 or send us an email. Let us know the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Will the roof report help me negotiate with the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we can’t promise any saving.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.

Pre-purchase roof surveys for homes and businesses in Horden

A full home survey looks at the whole property, and the roof is only one part of it. Our survey isn’t a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. You can have both. If you are worried about old water stains in the roof space and standing water on a flat extension roof, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Horden are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

When to book a survey in Horden

Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

Common reasons to book include:

  • Gaps where slates or tiles have come loose
  • Loose pots and cracked flaunching
  • Flashings that have lifted or split
  • A ridge or slope that dips

If you own a rental within reach of Marden station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before you book any roof surveyor

  • Whether VAT is added on top
  • What follow-up you get after the report
  • Their track record with similar roofs
  • Will they check the loft as well as the outside?

What a roof survey includes

Landlords, agents and block managers in Horden

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or send us an email with the addresses.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant in advance.

Leave it or get it looked at?

Plenty of buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, and you can line up a roofer before small faults grow. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Give your solicitor a copy of the report
  • Tell us your exchange date when you book
  • Ask the agent to make sure the loft hatch can be opened
  • Notice patches of new decoration in top-floor rooms

If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller, and we cannot promise any result.

Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.

What happens on the day

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit usually takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere as small as Horden, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a report with photos and recommendations, ready for you to use before exchange.

Preparing for the visit

  • Leave a clear route to the loft
  • If it is not your property yet, arrange access through the agent
  • Let us know about any leaks, stains or damp patches you know of

What a pre-purchase roof survey looks like in Horden

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
