Your questions about pre-purchase roof surveys in Parker's Green

Does a conservation area affect roof work in Parker's Green?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Parker's Green within the area you cover?

Yes, Parker's Green is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Can I take the findings back to the seller?

Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.

Do you go up on the roof?

Only where it is safe. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where it applies.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it isn’t a RICS home survey. It complements one rather than replacing it.

Pre-purchase roof survey in Parker's Green

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, along with a same-day report. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. If you are worried about gaps where slates or tiles have come loose and cracked flaunching or crumbling chimney pointing, we can find out what’s behind it, on the roof space, gutters and downpipes and flat-roofed extensions and dormers alike.

Somewhere as small as Parker's Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

What happens if roof problems are left?

A mortgage valuation is not a roof survey. It looks at whether the property is suitable security for the loan, and it won’t look closely at the roof. A roof survey is carried out for the buyer. In a small place like Parker's Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Parker's Green can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we will get in, including the loft.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

How to prepare

  • Note where any stains or damp appear
  • Keep pets out of the way during the survey
  • For a flat or shared roof, check access with the building owner or managing agent

Advice

How the survey changes by roof type

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and missing lead is not unknown, as it’s a target for thieves.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We look at outlets too, since a blocked one leaves water sitting on the roof, and we say what we see from wherever is safe.

Pre-purchase roof surveys in Parker's Green: local notes

Old Soar Manor, about 3.4 miles north, is one of the historic houses in the wider area around Parker's Green. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

For landlords with property near Tonbridge station, a roof report gives you a clear picture before you buy or settle up with a roofer. If you live in an older home near St Andrew, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Honest limits

To be straight with you, a roof survey has limits:

  • The condition of the rest of the house (that’s a RICS home survey)
  • Defects hidden under coverings or inside walls without opening up
  • Whether the price should change, which is between you and the seller

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney stacks
  • Gutters and downpipes
  • The roof space
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Natural slate

Useful tips for Parker's Green property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Watch for stains or fresh paint on ceilings below the roof
  • Book once your offer is accepted
  • Let us know your timetable
  • Request records of any re-roofing

Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
