Common roof problems in Claygate
Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that do not match can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.
Problems we come across often include:
- Standing water on a flat extension roof
- Patch repairs that may hide an ongoing problem
- Loose pots and cracked flaunching
- Lead that has worked loose at a wall or chimney
For landlords with property near Marden station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Pre-purchase roof surveys for homes and businesses in Claygate
The best time to book is once your offer has been accepted and before you exchange contracts. That is when the findings are most useful, because nothing is binding yet. We survey on any day of the week, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We survey the roof space, flat-roofed extensions and dormers and chimney stacks, and people most frequently book us about gutters choked with leaves and moss and flashings that have lifted or split.
Older buildings in small places like Claygate may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Buying a home or a new roof in Claygate
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
The streets around a church such as Church of St Margaret are often among the oldest in a place, and if you own one of the older houses nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What this survey cannot tell you
A survey is a proper look at the roof, but it can’t do everything. Its limits include:
- Confirmation of asbestos in cement sheets or soffits
- What’s under the slates, tiles or felt
- Whether the price should change, which is between you and the seller
If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.
What we check
- Natural slate
- Gutters and downpipes
- Clay and concrete tiles
- The roof space
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- Chimney stacks
What affects the price in Claygate
Several things affect the price of a survey:
- The type of building, from a house to a block or an office
- Which survey package you book
- How complicated the roof is, with its valleys, chimneys and parapets
- Roof area
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
Booking your survey
There is no need for technical words. It’s enough to tell us:
- The property’s address and postcode
- The kind of building and roof involved
- Any stains, drips or damp patches you’ve seen indoors
- Access details, such as a loft hatch or a shared roof
Most bookings start with a short call: ring 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.
For landlords and managing agents
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or send us an email with the addresses.
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
Before and after the survey
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:
- Check we will be able to get into the roof space
- Let us know your timetable
- Arrange the survey as soon as your offer is agreed
- Ask when the roof was last worked on
With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller.
Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.
The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. You are welcome to ask questions while we’re there. Somewhere like Claygate needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
How to prepare
- Tell us about any leaks, stains or damp patches you know of
- Keep pets in another room
- Leave side gates unlocked
Booking a survey
If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

FAQs for Claygate
Do you cover Claygate?
Yes, Claygate is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.
Do you cover smaller places like Claygate?
We do. Villages and rural addresses get the same survey as a town house.
Will you need to get into the loft?
Where we can, yes. From the roof space we can see staining, timbers and underlay. If we cannot get in, the report says so.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.
How long will you be at the property?
It typically takes an hour or two at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.
