Pre-purchase roof surveys in Marden Beech

How a pre-purchase roof survey works in Marden Beech

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that’s frequently not the individual flat owner. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it is checked as far as access allows. We survey gutters and downpipes, the roof space and lead flashings and valleys, and people most often book us about signs of past leaks inside the loft and roof slopes that look uneven or sagging.

In a village or hamlet like Marden Beech, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. You are welcome to ask questions while we’re there. Rural addresses near Marden Beech can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

How to prepare

  • Move anything stored under the loft hatch
  • Unlock side gates and any roof access doors
  • Make a note of anything you’d like us to look at

How to book

We confirm the price for the job before you book, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or send us an email.

Related advice

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Ask for any paperwork for recent roof work
  • Let us know your exchange date when booking
  • Watch for stains or fresh paint on ceilings below the roof
  • Do not leave it until just before exchange

It’s worth sharing the report with your solicitor so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it.

Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

What we look for on each type of roof

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and lead is also a target for theft.

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.

Marden Beech homes and their roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

For landlords with property near Marden station, a roof report gives you a clear picture before you buy or settle up with a roofer. For an older house near a landmark such as St Michael and All Angels Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Structural calculations (that is a structural engineer’s job)
  • The condition of the rest of the house (that is a RICS home survey)
  • How a seller will respond, or what the house is worth

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Natural slate
  • Chimney stacks
  • The roof space
  • Lead flashings and valleys
  • Gutters and downpipes
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers

Your questions about pre-purchase roof surveys in Marden Beech

Is Marden Beech in the area you cover?

We do. The survey and report are the same in Marden Beech as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Marden Beech?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Does your survey replace a RICS home survey?

No. It’s a roof survey by an experienced roof surveyor, with a written report and photographs. It doesn’t cover the rest of the property, which a RICS survey does.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

At what stage of buying should I get the roof surveyed?

Once your offer has been accepted, and before exchange. That gives you time to use the findings.
