Pre-purchase roof survey in Wissenden: what you get
If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that’s often not the individual flat owner, with costs frequently passed on through the service charge. We look at as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. We are frequently asked to look into gaps where slates or tiles have come loose and bitumen or mortar used in place of proper repairs, across lead flashings and valleys, natural slate and flat-roofed extensions and dormers.
Somewhere as small as Wissenden, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What affects the cost of pre-purchase roof surveys
To price your survey, we look at:
- The type of building, from a house to a block or an office
- The package you choose: Basic, Standard or Premium
- The size of the roof
- Features like valleys, chimneys, dormers and parapets
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
What we need to know
There is no need for technical words. Just tell us:
- What’s prompted the survey
- Where any leaks, stains or damp patches show inside
- When you need the report by
- Where the property is, with the postcode
When you are ready to go ahead, ring 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date, weekday or weekend.

What else we do in Wissenden
Wissenden homes and their roofs
Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. About 4.8 miles east lies Godinton House, a reminder of how long the area around Wissenden has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Different roofs, different checks
Clay and concrete tiles
Tiled roofs frequently last half a century or longer. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.
Questions from Wissenden
Do you cover smaller places like Wissenden?
Yes. Wissenden is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Do you carry out roof surveys in Wissenden?
Yes. We cover the whole of London and South East England, and Wissenden is part of that. You can call 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.
How long does the survey visit take?
It usually takes about one to two hours for most houses, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to.
Can I take the findings back to the seller?
Yes. You will have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Wissenden can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- Access is arranged through you, the agent or the seller.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.

Related advice
When to book a survey in Wissenden
Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.
Here are some of the things we see often:
- Damp timbers or stains in the loft
- Slipped or missing slates and tiles
- Bitumen or mortar used in place of proper repairs
- Lead that has worked loose at a wall or chimney
Landlords with a home close to Pluckley station may find that a written report helps before buying a rental or paying for a new roof on one.
What to check before booking
- How they plan to inspect the roof safely
- What the report includes, and whether it has photographs
- What they won’t be able to tell you
- How much experience they have with roofs like yours
What we can’t see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations (that’s a structural engineer’s job)
- Walls, floors, services and rooms below the roof
- What’s under the slates, tiles or felt
If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.
What we look at
- Flat-roofed extensions and dormers
- The roof space
- Clay and concrete tiles
- Chimney stacks
- Natural slate
- Lead flashings and valleys
- Gutters and downpipes
Can I check my roof myself?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
