Chimney survey in Wissenden: what you get

We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the loft space where it is safe. A drone inspection is part of our Premium Survey where applicable. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. Typical surveys look at pots or cowls that look unsafe and frost-damaged brickwork on the stack, on chimney breasts, brick chimney stacks and shared and party-wall stacks.

Older buildings in small places like Wissenden may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

Honest limits

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Checks on boilers, fires or their flues
  • Conditions inside walls
  • A structural engineer’s assessment

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.

What we check

  • Chimney breasts
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Flaunching
  • Lead flashings
  • Chimney pots and cowls

Checking the roof from the ground

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Roof by roof

Rendered stacks

Cracked render can let water in and trap it behind. We record any cracking and where it is.

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. We record what we see with photos.

What affects the cost of chimney surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What to tell us when you contact us

What helps most when you contact us:

  • Any photos you have, taken from ground level or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • The reason for the survey, such as buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, call 07833 053749 or send us an email.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen. The survey usually takes about one to two hours for most homes, a little longer where there are several stacks. Somewhere as small as Wissenden, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Clear the way to the loft hatch
  • Tell us where we can park nearby

Advice

Do you need a chimney survey in Wissenden?

Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead flashings can also be stolen.

Things that often lead to a survey include:

  • Worn or missing pointing
  • Redundant stacks capped without ventilation
  • Loose, cracked or missing pots
  • Staining on walls around the chimney

If you look after a building like Bethersden Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • How long the report takes to arrive
  • Which limits apply to the survey
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their drone registration, if they fly one

What to expect from a roof survey

Roofs, chimneys and gutters in Wissenden

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Godinton House, about 4.8 miles east, is one of the historic houses in the wider area around Wissenden. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Pluckley station may find that the gap between tenancies is a good time to have the roof looked at.

Wissenden questions

Does a conservation area affect roof work in Wissenden?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Wissenden within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Why is my chimney breast damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping and records the likely cause.
