Chimney surveys in Chambers' Green

Chimney surveys for homes and businesses in Chambers' Green

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we will recommend a structural engineer. If you’ve noticed unused flues sealed without airflow and eroded joints in the brickwork, a survey will tell you what’s going on, on flaunching, brick chimney stacks and lead flashings alike.

Somewhere as small as Chambers' Green, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

Chambers' Green homes and their roofs

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. With Godinton House about 3.7 miles east, Chambers' Green sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Pluckley station, the gap between tenancies is a good time to have the roof looked at. If you look after a building like Pluckley Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Chambers' Green is about 5 miles west of Ashford, in Kent. Whether the building in Chambers' Green is a house, a flat or a commercial unit, we can survey the roof. Chambers' Green is one of the towns and villages in Kent we cover. You can also see our page for Maidstone.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • Whether you choose the Basic, Standard or Premium Survey
  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available
  • Features like valleys, chimneys, dormers and parapets

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

A little information up front helps. Please include:

  • Your timetable, such as an exchange date
  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you are ready.

Common roof problems in Chambers' Green

Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

Common reasons to book include:

  • Disused chimneys trapping moisture
  • Frost-damaged brickwork on the stack
  • Cracked or missing flaunching
  • Staining on walls around the chimney

If your home is one of the older ones in the streets near Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • Whether VAT is added on top
  • What insurance they carry
  • Is there a chance to talk the report through?

What’s in a roof survey

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Conditions inside walls
  • Whether the flue is safe to use
  • A structural engineer’s assessment

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.

Roof types and parts we check

  • Chimney pots and cowls
  • Flaunching
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney breasts
  • Lead flashings

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What happens on the day

Once we’ve finished looking, we write up our findings as a photo-illustrated written report. As for time on site, most surveys take roughly 1–2 hours at a house, as part of a look at the roof around the stack. Older rural homes like those around Chambers' Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Tips that help

There’s plenty you can do without going near the roof. What helps most:

  • Find out whether changes to a stack need permission
  • Leave close inspection to people with safe access
  • Keep the report to compare against at the next survey
  • Ask for ventilated caps on redundant stacks

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.

Check your stacks from the street or garden after a storm. With binoculars, you can frequently see cracked flaunching or lifted lead.

Questions from Chambers' Green

Do you cover smaller places like Chambers' Green?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Can a landlord with a rental near Pluckley station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Should I worry about a leaning stack?

It’s worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

Will I get photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

What causes damp on a chimney breast?

There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We check each one and note the most likely cause.

How long is the visit?

It normally takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. You’ll then get the report by email, on the timescale of your package.
