What happens if roof problems are left?

For buyers, a thermal survey adds detail that a visual inspection cannot give. Hidden problems found before exchange can be raised with the seller or agent. For an older or listed building in a place like Chambers' Green, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Why book with us

  • An independent look at the roof
  • Every finding written up with photos

Thermal roof survey in Chambers' Green: what you get

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. To book, just phone 07833 053749 or drop us an email with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. If you’re worried about thin or uneven insulation in the roof and damp around chimneys and parapets, we can find out what’s behind it, on commercial roofs, pitched roof slopes and loft conversions alike.

Some older homes in villages like Chambers' Green are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The condition of timbers we cannot see
  • Readings unaffected by sun, shade or reflections
  • Whether the deck or roof structure is strong enough

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Flat roofs
  • Insulated roof spaces
  • Loft conversions
  • Pitched roof slopes
  • Commercial roofs
  • Ceilings below the roof

Checking the roof from the ground

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

What happens on the day

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. In a small place like Chambers' Green, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • Agree roof access with the managing agent if it is shared
  • If you are buying, let the agent know when we’re coming
  • Mention any parking restrictions on your street

Advice

What we are asked to look at in Chambers' Green

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. Temperature patterns can help narrow down where to look.

Here are some of the things we see frequently:

  • Cold spots on ceilings under the roof
  • Possible trapped moisture under a flat roof covering
  • Gaps in loft insulation
  • Moisture around outlets and upstands

For site and facilities teams at buildings like Pluckley Church of England Primary School, a drone or thermal camera can show a large roof in a single visit.

Before booking anyone

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What happens after the report arrives
  • Whether VAT is in the quoted price

What a roof survey includes

Drones, thermal imaging and Chambers' Green roofs

With Godinton House about 3.7 miles east, Chambers' Green sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Take an older house close to Church of St Nicholas: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Different roofs, different checks

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they can’t.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.

Your questions about thermal roof surveys in Chambers' Green

Is Chambers' Green within the area you cover?

Yes, Chambers' Green is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Chambers' Green?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can thermal imaging show missing insulation?

Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the report shows where to look more closely.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Will the camera show exactly where the water is?

The camera doesn’t see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

How does a thermal imaging roof survey work?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.
