Pre-purchase roof survey in Chambers' Green: what you get
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you’re buying. Every package comes with a written report, photos and recommendations. If you are worried about a ridge or slope that dips and lead that has worked loose at a wall or chimney, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Chambers' Green, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Checking the roof from the ground
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
Roof by roof
Chimney stacks
A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.
Lead flashings and valleys
Flashings are a common source of leaks, so they get close attention in a pre-purchase survey. We photograph any that need work.
The survey, step by step
Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, it usually takes between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere as small as Chambers' Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- Dig out any old roof reports or invoices
- Mention any parking restrictions on your street
- Keep pets in another room

What a survey costs
All our prices include VAT. The things that change the price are:
- How big the roof is
- Height and safe access
- Any need for thermal images or a drone flight
- The shape of the roof and its details
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.
Booking your survey
Before you get in touch, it’s useful to have:
- The address and postcode of the property
- Dates you are working to, such as exchange
- Any photos you have, taken from the ground or a window
- What’s prompted the survey
To get a price for pre-purchase roof surveys in Chambers' Green, phone 07833 053749 or use the contact form. The address, the type of property and what you need to know help us give you an accurate price.
What this survey cannot tell you
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- Asbestos testing of any kind
- Whether the price should change, which is between you and the seller
- Anything beyond the roof, which a full home survey covers
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and doesn’t.
Roof types and parts we check
- Clay and concrete tiles
- Flat-roofed extensions and dormers
- Natural slate
- Lead flashings and valleys
- Chimney stacks
- The roof space
- Gutters and downpipes
Tips from our surveys
A little preparation and a few simple habits help. Some pointers:
- Let us know your timetable
- Ask for loft access on the day
- Notice patches of new decoration in top-floor rooms
- Give your solicitor a copy of the report
If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, which makes quotes easier to compare.
After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.
Chambers' Green questions
Do you cover smaller places like Chambers' Green?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.
How do I find out if my home in Chambers' Green is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
When is the best time to have the roof checked when buying?
Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.
Should I get a roof survey as well as a RICS home survey?
It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.
How quickly will I get the report?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable as you book.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.
Do you carry out surveys on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Chambers' Green homes and their roofs
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. With Godinton House about 3.7 miles east, Chambers' Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Pluckley station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you live in an older home near Church of St Nicholas, the roof may have had decades of patch repairs, and the survey shows where they are.
