Buying a home or a new roof in Fir Toll

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. About 3.6 miles east lies Godinton House, a reminder of how long the area around Fir Toll has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of St Nicholas, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you let a flat or house near Pluckley station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Pre-purchase roof survey in Fir Toll

We survey roofs for buyers in Fir Toll and across London and South East England. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, ring 07833 053749 or use the contact form. If you are worried about cracked flaunching or crumbling chimney pointing and quick fixes on flashings and valleys, we can find out what’s behind it, on lead flashings and valleys, the roof space and chimney stacks alike.

Somewhere as small as Fir Toll, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

What we do, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes about one to two hours at most homes, and longer for a large or complex roof. Around Fir Toll, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch
  • Have any paperwork from past roof work to hand

Advice

Common questions in Fir Toll

Do you carry out roof surveys in Fir Toll?

Yes, Fir Toll is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Fir Toll?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Do you need access inside the house?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is usually arranged through the agent or seller.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

How do I arrange a pre-purchase roof survey in Fir Toll?

It is easiest to phone 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll suggest the right survey. We survey seven days a week.

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • Check we will be able to get into the roof space
  • Ask when the roof was last worked on
  • Book once your offer is accepted
  • Let us know your timetable

Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.

What affects the price in Fir Toll

When we price a survey, we consider:

  • The number of roofs, including extensions and garages
  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

Here’s what helps us most when you contact us:

  • Any deadline, such as an exchange date
  • Photos of the roof, taken safely from ground level or a window
  • The style of property, from a terrace to a block
  • The address and postcode of the property

For a price for pre-purchase roof surveys in Fir Toll, ring 07833 053749 or email us. Some details about the property and the roof help us price the survey accurately.

When you need someone else

A survey is a close look at the roof, but it can’t do everything. The main limits are:

  • Confirmation of asbestos in cement sheets or soffits
  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the house (that’s a RICS home survey)

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • The roof space
  • Chimney stacks
  • Natural slate
  • Lead flashings and valleys
  • Gutters and downpipes

Leave it or get it looked at?

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

What you get with us

  • Two decades and more of roof surveys
  • Drone and thermal imaging surveys available
  • Surveys seven days a week
  • An independent look at the roof
