Snargate Pre-Purchase Roof Survey
Pre-purchase roof surveys in Snargate from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and South East England.
- Chimney mortar that has eroded
- Slipped or missing slates and tiles
- Damp timbers or stains in the loft
How it works
We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Snargate can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- Once your offer has been accepted, you book and give us the address and your timescale.
- Access is arranged through you, the agent or the seller.
- The roof is inspected from each safe vantage point, inside and out.
- Each part of the roof is examined and photographed.
- We email a photo-illustrated written report and recommendations, ready for you to use before exchange.
How to prepare
- Keep pets in another room
- Let us know about parking near the property
- Buyers: confirm access with the estate agent or seller
How to book
Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, ring 07833 053749 or drop us an email.

Pre-purchase roof surveys for homes and businesses in Snargate
Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that’s frequently not the individual flat owner. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it is checked as far as access allows. If you’ve noticed lead that has worked loose at a wall or chimney and gutters choked with leaves and moss, a survey will tell you what’s going on.
Being in a small place like Snargate makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Snargate homes and their roofs
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
Landlords with a home close to Appledore (Kent) station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you own one of the older houses in the streets near Church of St Dunstan, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Honest limits
No survey can tell you everything, and it’s better to know them up front. Bear these in mind:
- Anything beyond the roof, which a full home survey covers
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Defects hidden under coverings or inside walls without opening up
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.
What we check
- The roof space
- Clay and concrete tiles
- Lead flashings and valleys
- Natural slate
- Chimney stacks
- Flat-roofed extensions and dormers
- Gutters and downpipes
What we look for on each type of roof
Flat roofs
A flat roof that has been coated over several times may hide problems underneath. We say when the covering would need opening up to know more.
Gutters and parapets
The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs, along with fascias and soffits.
Rented homes, blocks and businesses
Landlords and letting agents in Snargate book surveys as well as householders. A photo-illustrated written report gives you a clear record of the roof, which helps you plan work between tenancies.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

What you can safely check yourself
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.
FAQs for Snargate
Will you come out to Snargate?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
How do I find out if my home in Snargate is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
What’s the best way to book?
To book, ring 07833 053749 or email us and tell us the address and what you’d like to know. We will confirm the price and agree a day with you.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Do I need a roof survey if I’m having a RICS survey?
It is your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.
Practical tips
A survey works best with a little help from you, before and after. Tips:
- Check the lease for roof repair responsibilities
- Mention any deadline when you get in touch
- Ask the seller about past roof repairs
- Look for fresh paint on upstairs ceilings at viewings
The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.
Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
