Roof surveys in Snargate

How a roof survey works in Snargate

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where it applies, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. If you’re worried about flashings that have come away from the wall and condensation or damp timbers in the loft, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Snargate are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Roof surveys in Snargate: local notes

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you let a flat or house near Appledore (Kent) station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Snargate is about 8 miles south of Ashford, in Kent. Roofs in Snargate get the same thorough look as anywhere else in Kent. We cover towns and villages across Kent. For surveys nearby, see our Maidstone page.

All of TN29 is covered for roof surveys. If you need a roof survey at a property on Short Lane and Snargate Lane or a nearby road, we can help. What we look for on each type of roof

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. We note any lean or loose pots.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

How the survey works

Every roof is different, but as a rough guide the survey takes between one and two hours at a typical home, or half a day or so for a commercial building. If you have questions on the day, just ask. For a village or hamlet like Snargate, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a report with photographs and recommendations.

Getting ready for the survey

  • Make sure pets are kept safely away
  • Point out any leaks or damp patches
  • Clear the way to the loft hatch

What happens if roof problems are left?

By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. Older cottages and farmhouses around Snargate can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Signs you need a roof survey in Snargate

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

People normally book a survey after spotting one of these:

  • Leaking gutter joints and downpipes
  • Ridge tiles that have lifted or moved
  • Standing water on a flat roof
  • Gaps in the roof where coverings have gone

Take an older house close to Church of St Dunstan: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before booking any roof surveyor

  • Will the report include photos?
  • What’s outside the scope of the survey
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether you can ask questions once you have the report

Snargate questions

Is Snargate within the area you cover?

Yes, Snargate is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Snargate?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

How do I arrange a roof survey in Snargate?

To arrange a survey, call 07833 053749 or email us and let us know the address and what you want to find out. We’ll confirm the price and agree a day with you.

How long does the visit take?

On site, it normally takes about one to two hours for most houses, and about three to four hours for a commercial roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you look at a roof that is joined to next door?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

Can you survey in bad weather?

Light rain does not normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • The condition of the rest of the building (that is a RICS home survey)
  • An exact number of years the roof has left
  • A structural engineer’s report
