How a roof survey works in Hamstreet
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We survey the roof space, chimney stacks and lead flashings, and the problems we are asked to look at most are valley linings that have cracked or split and condensation or damp timbers in the loft.
In a village or hamlet like Hamstreet, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.
Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

Signs you need a roof survey in Hamstreet
A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, particularly near trees.
Things that often lead to a survey include:
- Gutters that overflow in heavy rain
- Cracked or blistered flat roof coverings
- Slipped, cracked or missing slates and tiles
- Condensation or damp timbers in the loft
If you let a flat or house near Ham Street station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Questions to ask before you book
- Are they insured for the work?
- Their report turnaround times
- Whether the roof space is looked at, where there is one
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Why act early in Hamstreet
Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. From inside the roof space, we can often spot it sooner. Outbuildings and barns around Hamstreet are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. We confirm the exact price before you book.

Hamstreet homes and their roofs
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
Take an older house close to Church of the Good Shepherd: its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings like Hamstreet Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Hamstreet: your questions answered
Can a landlord with a rental near Ham Street station book a roof survey?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
Do you cover smaller places like Hamstreet?
Yes, Hamstreet is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
Do you carry out asbestos surveys?
No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.
How the survey changes by roof type
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.
How it works
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes about one to two hours at most homes, and more on a big or complicated roof. In a small place like Hamstreet, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We look at the roof from every safe viewpoint, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- Find any records of previous roof work
- For a flat or shared roof, check access with the building owner or managing agent
