- Wet insulation beneath the membrane
- Patches of heat loss across the roof
- Moisture around outlets and upstands
About our thermal roof survey in Hamstreet
A thermal survey isn’t a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they do not. Where something can’t be confirmed, we say what would help next. If you’re worried about missing or slipped insulation and cold areas below the roof, a survey will tell you what’s going on, whatever the roof.
Villages like Hamstreet often stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.
Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What we’re asked to look at in Hamstreet
Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which helps when timescales are tight.
Here are some of the things we see frequently:
- Areas losing heat at the eaves and junctions
- Water that travels before it shows
- Ceilings that feel colder in places
- Gaps in loft insulation
Take an older house close to Church of the Good Shepherd: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.
What to check before booking
- What follow-up you get after the report
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Their track record with similar roofs
Landlords, agents and block managers in Hamstreet
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or use the contact form.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Roof by roof
Single-ply and EPDM roofs
On larger commercial single-ply roofs, thermal imaging can help target moisture readings. That makes the survey more focused.
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. Findings are checked with moisture readings.
Leave it or get it looked at?
For buyers, a thermal survey adds detail that a visual inspection cannot give. Finding hidden moisture before exchange gives you facts to raise with the seller. In a place like Hamstreet, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

How the survey works
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a hamlet or village like Hamstreet, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
Getting ready for the survey
- Note where any stains or damp appear
- If you are buying, let the agent know when we are coming
- Have keys ready for side gates, garages or roof access doors

Questions from Hamstreet
Is Hamstreet within the area you cover?
Yes, Hamstreet is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you carry out roof surveys in Hamstreet?
Yes, Hamstreet is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.
What happens next?
You’ll get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Is this a RICS survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
What does a thermal roof survey show?
It records surface temperature across the roof. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.
Will the survey show heat loss through my roof?
The camera can point to heat loss and gaps in insulation. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.
Flying and imaging in Hamstreet
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.
If you look after a building such as Hamstreet Primary Academy, a drone or thermal camera can show a large roof in a single visit.

What affects the cost of thermal roof surveys
Not every roof costs the same to survey, and it comes down to:
- The type of building, from a house to a block or an office
- How tall the building is and how easy the roof is to see
- Whether you choose the Basic, Standard or Premium Survey
- Chimneys, valleys, parapets and other details
Every price we give includes VAT. Our price is from £400, including VAT. We confirm the price for the job before booking.
Helping us price your survey
Getting the details right at the start saves time. It’s useful to include:
- The property’s address and postcode
- Why you want a survey: buying, a leak, a storm or new work
- Any stains, drips or damp patches you’ve seen indoors
- What kind of property and roof it is
If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, call 07833 053749 or drop us an email.
