About our thermal roof survey in Stone Cross

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. Common reasons to book are thin or uneven insulation in the roof and damp that repairs haven’t cured, on commercial roofs, ceilings below the roof and pitched roof slopes.

Villages like Stone Cross often stand in open country, where wind can be strong. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How it works

After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, most surveys take roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Somewhere like Stone Cross needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • If it isn’t your property yet, arrange access through the agent
  • Let us know about parking before the day
  • Keep pets out of the way during the survey

Flying and imaging in Stone Cross

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

What a thermal roof survey does not cover

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Confirming water without moisture readings
  • Hidden layers that need to be opened up to check
  • An energy rating for the building

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. What a survey covers and does not.

FAQs for Stone Cross

Is Stone Cross within the area you cover?

Yes, Stone Cross is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do you cover Stone Cross?

Yes, Stone Cross is one of the places we work. Every survey there gets the same written report with photographs.

Will you walk on the roof?

Only if it is safe. We inspect whatever is safely visible: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. Anything we cannot see is noted in the report.

How long is the visit?

Most surveys take an hour or two for most homes, plus time to check any thermal findings with moisture readings. We’ll confirm the timing as you book.

Will the survey show heat loss through my roof?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey is not an energy rating or a heat loss calculation, but the images show where improvements may help.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Roof by roof

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below frequently show. Shiny surfaces can reflect heat, so we take care reading the images.

What affects the cost of thermal roof surveys

Prices always include VAT. The things that change the price are:

  • The roof’s overall size
  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office
  • If the survey needs thermal imaging or a drone

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £400, including VAT.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • How the loft is reached, if there is one
  • The style of property, from a terrace to a block
  • Any deadline, such as an exchange date
  • Your postcode, so we can check access and travel

To book a survey, ring 07833 053749 or send us an email and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.
