For older village homes like those around Stone Cross, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

How a roof survey works in Stone Cross
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. If you are worried about loose chimney pots and gaps in the roof where coverings have gone, we can find out what’s behind it, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

Stone Cross homes and their roofs
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first.
Living close to Poulton Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Shop and office owners around Ashford Designer Outlet may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.
Stone Cross is about 4 miles south of Ashford, in Kent. Surveys in Stone Cross work the same way as everywhere we cover: a careful look at what can safely be seen, photos and a clear written report. Stone Cross is one of the towns and villages in Kent where we work for roof surveys. Canterbury is in our area too.

Signs you need a roof survey in Stone Cross
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.
Look out for signs like these:
- Lifted, split or missing lead flashings
- Slipped, cracked or missing slates and tiles
- Ponding, splits or blisters on flat roofs
- Gutters that overflow in heavy rain
Landlords with a home close to Ham Street station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.
Before you book anyone
- Will they check the loft as well as the outside?
- Whether they hold professional indemnity and public liability insurance
- Whether you can ask questions once you have the report
- What the report includes, and whether it has photographs
How it works
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about one to two hours at a typical home, and more on a big or complicated roof. For a village or hamlet like Stone Cross, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
How to prepare
- Keep pets out of the way during the survey
- Have any paperwork from past roof work to hand
- For flats, make sure roof access has been agreed

Advice
Tips from our surveys
There’s plenty you can do without going near the roof. What helps most:
- Watch for slipped slates after bad weather
- Mention any flat roofs as well as the main roof
- Mention any damp patches as you book
- Keep the report with your property records
We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.
Keep the loft space ventilated. Condensation builds up when air can’t move, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.
What you can safely check yourself
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Common questions in Stone Cross
Can a landlord with a rental near Ham Street station book a roof survey?
Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and some details, including who will give access on the day.
How do I find out if my home in Stone Cross is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
Can you tell me how long my roof will last?
We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
How long does a roof survey take?
On site, it usually takes about one to two hours for most homes, depending on how many separate roofs there are. Report times depend on the package.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.
Roof by roof
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly, and they can crack.
Flat roof coverings
Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.
