Need a chimney survey in Snargate?

Why get it checked now?

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a suitable contractor. In a place like Snargate, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

What you get with us

About our chimney survey in Snargate

A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. Typical surveys look at flashings pulling away from the stack and a stack that appears to lean, on chimney breasts, flaunching and lead flashings.

Somewhere as small as Snargate, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Snargate: your questions answered

Will you come out to Snargate?

Yes. Snargate is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Appledore (Kent) station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details.

How do you inspect a chimney without scaffolding?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

Do you look in the loft space?

If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.

How long does the survey take?

Time on site depends on the roof, but most surveys take roughly 1–2 hours for a house, or half a day or so for a commercial building. The report is sent afterwards by email.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Do you need a chimney survey in Snargate?

Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

These are some of the problems a survey can pick up:

  • Gaps where the stack meets the roof
  • Damaged chimney pots and cowls
  • Disused chimneys trapping moisture
  • Damp on a chimney breast inside

If you live in an older home near Church of St Dunstan, its chimney, valleys and lead work are likely to be the parts that need attention first.

What to check before booking

  • When you’ll get the report
  • Their insurance cover
  • Whether the inside of the roof is included
  • What exactly goes into their report

What to expect from a roof survey

The survey, step by step

Every roof is different, but as a rough guide the survey takes an hour or two for a house, and more on a big or complicated roof. You are welcome to ask questions while we are there. Older roofs in small places like Snargate can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Chimney surveys in Snargate: local notes

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first.

Rendered stacks

What’s behind the render can’t be seen without removing some, so the report says what can and cannot be judged.

Flaunching

We often find flaunching that has cracked or broken away. Caught early, it is often a small job.
