When to book a survey in Cheriton

Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead is also a target for theft.

Here are some of the things we see often:

  • Gaps in the mortar around the pots
  • Redundant stacks capped without ventilation
  • Flashings pulling away from the stack
  • Pots or cowls that look unsafe

Take a building like All Soul's Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • Is there a chance to talk the report through?
  • Whether any drone flown is registered with the CAA
  • When you will get the report

What a roof survey includes

About our chimney survey in Cheriton

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. Common reasons to book are pots or cowls that look unsafe and disused chimneys trapping moisture, across lead flashings, chimney breasts and shared and party-wall stacks.

Around Cheriton, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes an hour or two for most homes, a little longer where there are several stacks. In a smaller place like Cheriton, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Have keys ready for side gates, garages or roof access doors

Advice

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Have brackets on the chimney checked
  • Never climb onto the roof to look at a chimney
  • Keep the report to compare against at the next survey
  • Ask about consent before removing a chimney on an older property

The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect so anyone reading it can see what we saw.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.

Roof by roof

Lead flashings

Some older stacks have mortar fillets instead of lead. They tend to crack, so we check them closely.

Brick stacks

Older brick stacks frequently have soft lime mortar. We note where repairs should match the original mortar.

Chimney surveys around Cheriton

Cheriton lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live near a park like Lower Leas Coastal Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you own a rental within reach of Folkestone West station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Landlord and commercial surveys in Cheriton

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the chimney stack, with photographs, useful for planning maintenance.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Your questions about chimney surveys in Cheriton

How do I find out if my home in Cheriton is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Cheriton?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What will the report tell me?

A photo-illustrated written report, explaining the condition of the chimney stack, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Does the weather affect the survey?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.
