Pre-purchase roof survey in Uplees: what you get

Some roofs cannot be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. If airspace rules or the weather rule out a flight, we will say so and look from ground level, windows and the loft instead. If you’re worried about gaps where slates or tiles have come loose and lead that has worked loose at a wall or chimney, a survey will tell you what’s going on, on lead flashings and valleys, chimney stacks and the roof space alike.

Some older homes in villages like Uplees are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

Do you need a pre-purchase roof survey in Uplees?

Chimneys take the worst of the weather and they’re frequently the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.

Most people get in touch after spotting one of these:

  • Signs of past leaks inside the loft
  • Gutters that overflow or drip at the joints
  • Sagging ridge lines or uneven roof slopes
  • Worn or lifted lead flashings

If you own a rental within reach of Faversham station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Questions to ask before you book

  • Whether the roof space is looked at, where there is one
  • Which parts of the roof they’ll actually see
  • How soon the report will arrive
  • Will the report include photos?

What a good roof survey covers

How the survey works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes an hour or two for a house, or half a day or so for a commercial building. Rural addresses near Uplees can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a report with photographs and recommendations, ready for you to use before exchange.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Landlords, agents and building managers in Uplees and across Kent can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or use the contact form.

Leave it or get it looked at?

It is tempting to skip the roof to keep a sale moving. We visit on weekdays, Saturdays and Sundays, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. Outbuildings and barns around Uplees are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Checking the roof from the ground

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your questions about pre-purchase roof surveys in Uplees

Do you cover smaller places like Uplees?

Yes, Uplees is on our map. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Uplees?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is a roof survey worth having alongside a home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.

Do you need to go inside the property?

Ideally, yes. We look in the roof space where there’s safe access, and views from upper windows help too. Access is usually arranged through the agent or seller.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Different roofs, different checks

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide, so we look for gaps along the courses.

Natural slate

Older slate roofs frequently have bitumen felt under them, and very old ones may have none. From inside the loft space, we report what we can see of it.

Uplees homes and their roofs

Uplees lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. For a purchase or a newly finished roof, the materials decide which details matter most.

Take an older house close to Church of St Peter: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Uplees is about 2 miles north of Faversham, in Kent. Whether the building in Uplees is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Uplees is one of the towns and villages in Kent we cover for pre-purchase roof surveys. Canterbury is in our area too.
