Useful tips for Uplees property owners
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Check the loft with care after heavy rain
- Leave gutter checks at height to someone equipped for it
- Check that downpipes are firmly fixed to the wall
- Ask for valleys and parapet gutters to be cleared too
Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email once it’s done.
Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.
How a gutter survey works in Uplees
Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. If you are worried about dripping or leaking gutter joints and fascia boards damaged by overflowing water, we can find out what’s behind it, whatever the roof.
Some older homes in villages like Uplees are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- How complicated the roof is, with its valleys, chimneys and parapets

All our prices include VAT. Prices start from £150, including VAT. You will know the exact price before you book.
What to tell us when you get in touch
A few details help us suggest the right survey and price. When you contact us, let us know:
- The kind of building and roof involved
- The reason for the survey, such as buying, a leak or storm damage
- Access details, such as a loft hatch or a shared roof
- Dates you are working to, such as exchange
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or email us with the address and the days you’d prefer.
When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s hidden inside a downpipe
- The inside of buried drains
- Asbestos testing of old gutters, downpipes or soffits
If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before booking. What our survey covers.
What we look at
- Fascias and soffits
- Outlets and hoppers
- Valley gutters
- Downpipes
- Eaves gutters
- Parapet and box gutters
What we do, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Uplees can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We look at hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- A photo-illustrated written report and recommendations follows.
Before the survey
- Make a note of anything you’d like us to look at
- For flats, make sure roof access has been agreed
- Leave a clear route to the loft

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or send us an email with the details.

For landlords and managing agents
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.
Landlords and letting agents in Uplees book surveys as well as householders. The report gives you a dated record of the gutter, with photographs, which helps you plan work between tenancies.
What a gutter survey looks like in Uplees
Uplees lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
If you live near a park like Oare Marshes, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you look after a building such as Queen Elizabeth's Grammar School, a written record of a large roof helps plan work for the holidays rather than in term time.

Questions from Uplees
Does being near the coast affect roofs in Uplees?
Frequently, yes. Uplees is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Will you come out to Uplees?
Yes, Uplees is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
Can you tell me if my old gutters contain asbestos?
No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
Do you check valley and parapet gutters?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and the report says so.
How much time does the visit need?
Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
When to book a survey in Uplees
Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.
Common reasons to book include:
- Soffits marked by water
- Gutters that have fallen out of line
- Leaves and moss blocking gutters
- Leaking or loose downpipes
For an older house near a landmark such as Church of St Peter, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before booking anyone

- What insurance they carry
- Which viewpoints they use to see the roof
- Do they have a CAA Flyer ID and Operator ID for drone work?
