Four Oaks Pre-Purchase Roof Survey
Independent pre-purchase roof surveys in Four Oaks. We’ve completed more than 5,000 surveys across London and South East England.
- Signs of past leaks inside the loft
- Roof slopes that look uneven or sagging
- Quick fixes on flashings and valleys
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
How a pre-purchase roof survey works in Four Oaks
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you are tied in. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it’s safe to get in. You get a written report with photographs. Typical surveys look at worn or lifted lead flashings and sagging ridge lines or uneven roof slopes, on natural slate, chimney stacks and gutters and downpipes.
Being in a small place like Four Oaks makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
We keep jargon out of it: where something needs attention, it says so plainly.

Honest limits
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- What’s under the slates, tiles or felt
- The condition of the rest of the house (that is a RICS home survey)
- How a seller will respond, or what the house is worth
If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey. What our survey covers.

Your questions about pre-purchase roof surveys in Four Oaks
Does a conservation area affect roof work in Four Oaks?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Does being near the coast affect roofs in Four Oaks?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
How long will you be at the property?
The visit usually takes about 1–2 hours at a typical house, with time for the loft where it can be reached. We’ll confirm what to expect when we arrange the visit.
When will the report arrive?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when you book.
Will the roof report help me negotiate with the seller?
Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
At what stage of buying should I get the roof surveyed?
The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.
What we’re asked to look at in Four Oaks
Asbestos was banned in UK construction in 1999. It’s frequently found in cement sheets, soffits and flue pipes. We don’t test for it or carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.
Here are some of the things we see often:
- Signs of past leaks inside the loft
- Quick fixes on flashings and valleys
- Worn or lifted lead flashings
- Gaps where slates or tiles have come loose
Landlords with a home close to Faversham station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Questions to ask before booking

- What happens after the report arrives

What happens on the day
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take an hour or two at a typical house, with time for the loft where it can be reached. Somewhere like Four Oaks needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- You book once your offer is accepted and tell us the address and your timetable.
- We arrange access with you, the agent or the seller.
- The roof is inspected from every safe vantage point, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Before the survey
- Unlock side gates and any roof access doors
- Keep pets inside or away from the areas we’re looking at
- Make sure the loft hatch can be reached

What we look for on each type of roof
Natural slate
Many older homes in London and the South East have slate roofs. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.
Gutters and parapets
Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.
What affects the cost of pre-purchase roof surveys
The price reflects the time and kit the roof needs. The main factors are:
- Building height and the viewpoints available
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether you choose the Basic, Standard or Premium Survey
- The use of thermal imaging or a drone
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
Booking your survey
The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:
- The type of building and roof, such as pitched or flat
- Pictures of the roof from a safe spot, if you have them
- Anything about access we should know
- The reason for the survey, like buying, a leak or storm damage
Not sure which survey you need? It’s easiest to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll explain the options and the price.
Four Oaks homes and their roofs
The coast is about 3 miles or less from Four Oaks, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. About 3.4 miles south lies Belmont House and Gardens, a reminder of how long the area around Four Oaks has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark such as St Mary's Church, the roof may have had decades of patch repairs, and the survey shows where they are.
