Deerton Street Pre-Purchase Roof Survey
Pre-purchase roof surveys in Deerton Street and the rest of Kent. Surveys run seven days a week.
- Quick fixes on flashings and valleys
- Slipped or missing slates and tiles
- Old water stains in the loft space
How a pre-purchase roof survey works in Deerton Street
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We do not offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both if you want the fullest picture. If you’re worried about old water stains in the roof space and lead that has worked loose at a wall or chimney, a survey will tell you what’s going on.
For a small place like Deerton Street, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How it works
We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere like Deerton Street needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Before the survey
- If you’re buying, let the agent know when we’re coming
- Let us know about parking near the property
- If the roof is shared, arrange access with whoever manages the building
How to book
Booking is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we’ll suggest the right survey. The price is agreed up front.
Advice
What we cannot see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A valuation or a promise of a lower price
- Walls, floors, services and rooms below the roof
If in doubt, call 07833 053749 or email us and we’ll suggest the right survey. The full list of what we check.
Roof types and parts we check
- Flat-roofed extensions and dormers
- Chimney stacks
- Natural slate
- Lead flashings and valleys
- Clay and concrete tiles
- The roof space
- Gutters and downpipes
DIY checks: what’s safe
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
What affects the price in Deerton Street
When we price a survey, we consider:
- How complicated the roof is, with its valleys, chimneys and parapets
- Which survey package you book
- If the survey needs thermal imaging or a drone
- Roof area
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Getting in touch
If you can, have these to hand when you get in touch:
- How the loft is reached, if there is one
- The kind of building and roof involved
- Any stains, drips or damp patches you’ve seen indoors
- The address and postcode of the property
Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or send us an email.
Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Notice patches of new decoration in top-floor rooms
- Check the lease for roof repair responsibilities
- Share the report with your solicitor
- Let us know your timetable
Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and keep the photos to compare against later. The Premium Survey includes a 12-month follow-up.
Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.
What a pre-purchase roof survey looks like in Deerton Street
Deerton Street is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a proper look whether you’re buying or signing off new work. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you let a flat or house near Teynham station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Belmont House and Gardens lies about 4.1 miles south, so building around Deerton Street goes back a long way. If you’re buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. The streets around a church like Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. In a place like Deerton Street, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

FAQs for Deerton Street
Do roofs near the sea, like those around Deerton Street, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows, and Deerton Street is within about 2 miles of the coast.
Do you cover smaller places like Deerton Street?
We do. Villages and rural addresses get the same survey as a town house.
How long does a pre-purchase roof survey take?
The visit usually takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll give you an idea of timing when you book.
Do you need to go inside the property?
Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Can I use the report to negotiate on price?
Yes, you can. You will have photos and a written description of each defect, which you can share with the seller or agent. We can’t promise how the seller will respond.
