Roof surveys in Deerton Street

What a roof survey does not cover

A survey is a proper look at the roof, but it can’t do everything. The main limits are:

  • Asbestos testing of any kind
  • How the roof will behave in every kind of weather
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

What this survey covers

  • The roof space

About our roof survey in Deerton Street

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. We survey clay and concrete tiles, lead flashings and ridges, hips and valleys, and people most often book us about worn or blocked valleys and gaps in the roof where coverings have gone.

Somewhere as small as Deerton Street, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What we’re asked to look at in Deerton Street

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.

It’s worth booking a survey if you’ve seen:

  • Blocked, sagging or leaking gutters
  • Worn or blocked valleys
  • Slipped, cracked or missing slates and tiles
  • Flashings that have come away from the wall

For an older house near a landmark like Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions to ask before you book

  • Will they check the loft as well as the outside?
  • Whether you get a written report with photos
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What to expect from a roof survey

What a survey costs

Prices always include VAT. What changes the price is:

  • Whether thermal imaging or a drone is needed
  • How big the roof is
  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Booking your survey

Some details help us recommend the right survey and price. When you get in touch, it helps to mention:

  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is
  • The address and postcode of the property
  • What’s prompted the survey

Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or email us.

Your questions about roof surveys in Deerton Street

I let a flat near Teynham station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or email us with the address and what you need.

Does being near the coast affect roofs in Deerton Street?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows, and Deerton Street is within about 2 miles of the coast.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. You get a report with photographs and recommendations.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey is not a structural engineer’s report.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

What we look for on each type of roof

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. We note any lean or loose pots.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in, and lead is a target for theft.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for most homes, depending on how many separate roofs there are. Somewhere as small as Deerton Street, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Let us know about parking near the property
  • Jot down any questions you want answered

Deerton Street homes and their roofs

Deerton Street is within about 2 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Belmont House and Gardens lies about 4.1 miles south, so building around Deerton Street goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. Take a building like Teynham Parochial Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.
