About our roof survey in Norton Ash

Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. Common reasons to book are torn or sagging underlay and cracked mortar along the ridge, on clay and concrete tiles, natural slate and lead flashings.

Some older homes in villages like Norton Ash are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Local roofs in Norton Ash

Norton Ash is within about 3 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Teynham station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Teynham Parochial Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Norton Ash is about 3 miles west of Faversham, in Kent. We visit Norton Ash as part of our work across Kent, for houses, flats and commercial buildings. Our Kent coverage includes Norton Ash. Canterbury is in our area too.

Roof surveys in ME9 are booked the same way as anywhere else. That includes homes and businesses on London Road and Lower Norton Lane and the roads around them. Norton Ash: your questions answered

Will you come out to Norton Ash?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can a landlord with a rental near Teynham station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or email us with the details.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we will say so. We do not provide structural calculations.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

What’s covered in a roof inspection?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

Will the report say how many years my roof has left?

Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Which days do you carry out surveys?

Surveys run seven days a week. To arrange a date, call 07833 053749 or use the contact form.

Roof by roof

Chimney stacks

Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check. We will tell you if the flue needs a specialist.

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Mention any damp patches when booking
  • Make sure we can open the loft hatch
  • Watch for slipped slates after bad weather
  • Leave roof access to professionals

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the roof structure meets design loads
  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.

What this survey covers

  • Ridges, hips and valleys
  • Flat roofs
  • The roof space
  • Natural slate
  • Lead flashings
  • Clay and concrete tiles
  • Chimney stacks

What we are asked to look at in Norton Ash

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Common reasons to book include:

  • Leaning or weathered chimney stacks
  • Debris building up in roof valleys
  • Lifted, split or missing lead flashings
  • Loose ridge or hip tiles

If yours is one of the older homes in the streets near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before booking any roof surveyor

  • Whether VAT is added on top
  • Whether the inside of the roof is included
  • What the survey will not cover
  • Are they insured for the work?

What’s in a roof survey

What happens on the day

Every roof is different; as a rough guide, the survey takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. You’re welcome to ask questions while we are there. Cottages and farmhouses around Norton Ash frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a written report with photos and recommendations.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Note where any stains or damp appear
  • Keep pets out of the way during the survey

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
