Beltinge homes and their roofs
Beltinge lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
For an older house near a landmark such as Church of St Bartholomew, the roof may have had decades of patch repairs, and the survey shows where they are. Landlords with a home close to Herne Bay station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Beltinge is about 1 mile east of Herne Bay, in Kent. How a pre-purchase roof survey works in Beltinge
Some roofs can’t be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. If you’re worried about standing water on a flat extension roof and quick fixes on flashings and valleys, a survey will tell you what’s going on, whatever the roof.
Smaller places like Beltinge often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Beltinge. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Beltinge questions
Do roofs near the sea, like those around Beltinge, take more of a battering?
Frequently, yes. Within about 1 mile of the sea, as Beltinge is, metal fixings wear faster and gales find any loose ridge or slate.
Do you cover smaller places like Beltinge?
Yes. Beltinge is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Is your roof survey a RICS survey?
No. It is a roof survey by an experienced roof surveyor, with a written report and photographs. It is not a RICS survey and does not cover the rest of the house.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.
Do you survey on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.
How long does a pre-purchase roof survey take?
It normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Do you need to go inside the property?
If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we cannot get in, the report says so.
What happens on the day
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes an hour or two at most homes; commercial roofs usually need 3–4 hours. In a smaller place like Beltinge, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
How to prepare
- Make sure we can get to the back of the property
- If you’re buying, check with the agent that we can get in
- Have any questions written down, so nothing gets missed

When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Defects hidden under coverings or inside walls without opening up
- A valuation or a promise of a lower price
- Anything beyond the roof, which a full home survey covers
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What affects the cost of pre-purchase roof surveys
We confirm the exact price before you book. This is what makes a difference:
- How many separate roofs there are, such as extensions, dormers and garages
- The package you choose: Basic, Standard or Premium
- Any need for thermal images or a drone flight
- House, block, shop or office
Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

What helps most when you contact us:
- Pictures of the roof from a safe spot, if you have them

Checking the roof from ground level
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Why get it checked now?
A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now, whatever anyone remembers. In an older home around Beltinge, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
Every price we give includes VAT, and the written report is part of the package. Pre-purchase roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Useful tips for Beltinge property owners
Most of what helps is simple and safe from ground level. Our suggestions:
- Watch for stains or fresh paint on ceilings below the roof
- Ask whether there are papers for past roof work
- Ask who repairs the roof under the lease
- Don’t leave it until just before exchange
The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.
