Pre-purchase roof survey in Denton, Kent
A roof survey before you buy a house or flat in Denton. More than 5,000 surveys completed across London and South East England.
- Slipped or missing slates and tiles
- Blocked or leaking gutters
- Loose pots and cracked flaunching
Do you need a pre-purchase roof survey in Denton?
Blocked or leaking gutters do damage that is not obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.
We are often asked to look at:
- Worn or lifted lead flashings
- Slates or tiles that have slipped or gone
- Gutters choked with leaves and moss
- Ponding, blisters or splits on a flat roof
Take an older house close to Church of St Peter and St Paul: the roof may have had decades of patch repairs, and the survey shows where they are.
Questions to ask before booking
- Their report turnaround times
- Whether the loft is part of the inspection
- How much experience they have with roofs like yours
- What follow-up you get after the report
Pre-purchase roof survey in Denton: what you get
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey chimney stacks, the roof space and natural slate, and the problems we’re asked to look at most are chimney mortar that has eroded and bitumen or mortar used in place of proper repairs.
Bungalows, chalet bungalows and older cottages are common in smaller places like Denton, many of them extended or given dormers over the years. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you are buying in Denton or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we can’t see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Anything beyond the roof, which a full home survey covers
- Whether the price should change, which is between you and the seller
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What our survey covers.
Roof types and parts we check
- Natural slate
- The roof space
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Chimney stacks
- Lead flashings and valleys
- Clay and concrete tiles
How the survey works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey normally takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. For a survey in Denton, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- Keep pets inside or away from the areas we’re looking at
- Clear the way to the loft hatch
- Gather any invoices or paperwork from past roof work

Advice
Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Denton homes and their roofs
Denton is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
Historic houses such as Cobham College, about 3.1 miles south, show how far back building around Denton goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. If you own a rental within reach of Gravesend station, a written report helps before buying a rental or paying for a new roof on one.

Denton questions
Is my home in Denton listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Denton?
Yes, Denton is on our map. A small place gets exactly the same survey as a big one.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Will you need to get into the loft?
If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If access isn’t possible, we note it in the report.
Will the roof report help me negotiate with the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we cannot promise any saving.
How experienced are you?
More than 5,000 surveys over 20+ years.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.
What affects the cost of pre-purchase roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Extra roofs, like extensions, dormers or garages
- Chimneys, valleys, parapets and other details
- How tall the building is and how easy the roof is to see
- Basic, Standard or Premium
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Leave it or get it looked at?
Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but with far less room to act on them. Blocked gutters on homes around Denton overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for your survey before you book.
