Chimney survey in Denton, Kent
A survey of chimney stacks, pots, flashings and flaunching for Denton and the rest of Kent. Surveys run seven days a week.
- Loose, cracked or missing pots
- Gaps in the mortar around the pots
- Flashings pulling away from the stack
About our chimney survey in Denton
Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. If you’ve noticed staining on walls around the chimney and gaps in the mortar around the pots, a survey will tell you what’s going on.
In a smaller place like Denton, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is. Nails and battens under older coverings often give out before the slates or tiles themselves.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

How it works
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes roughly 1–2 hours for most homes, a little longer where there are several stacks. For a survey in Denton, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- The report, with photographs and recommendations, is emailed to you.
Before the survey
- Have any paperwork from past roof work to hand
- Leave side gates unlocked
- Have any questions written down, so nothing gets missed

When to book a survey in Denton
Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.
We are often asked to look at:
- Gaps where the stack meets the roof
- Bricks with flaking faces
- Redundant stacks capped without ventilation
- A stack that appears to lean
If you live near a park like Northfleet Urban Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
Before booking anyone
- Whether the inside of the roof is included
- Which limits apply to the survey
- Their insurance cover
- Whether any drone flown is registered with the CAA
Local roofs in Denton
Denton is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Historic houses such as Cobham College, about 3.1 miles south, show how far back building in the area around Denton goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you live in an older home near Church of St Peter and St Paul, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Gravesend station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Denton is about 1 mile east of Gravesend, in Kent. Wherever you are in Denton, we can come and survey your property, on a weekday, Saturday or Sunday. We cover towns and villages across Kent, from the larger towns to small villages. Maidstone is in our area too.
Every address in DA12 is covered for chimney surveys. We offer chimney surveys to properties on Barr Road, Mark Lane and Forge Lane and the roads around them. With the A226 close by, Denton is simple for us to get to for chimney surveys. Larger places within reach include Maidstone (13 miles south-east), Dartford (7 miles west), Sevenoaks (14 miles south-west), Swanley (10 miles west), Kings Hill (11 miles south) and Foley Park (12 miles south-east).

Denton questions
Is the coastal weather around Denton hard on roofs?
Often, yes. Within about 2 miles of the sea, as Denton is, metal fixings wear faster and gales find any loose ridge or slate.
Does a conservation area affect roof work in Denton?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How long does the survey take?
Time on site depends on the roof; most visits take between one and two hours on an ordinary house, and more on a big or complicated roof. The written report follows by email.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details as you book.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Is a chimney survey the same as a flue inspection?
No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.
Should a redundant chimney be removed?
A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. Our survey records its condition and how it’s capped, so you can decide with a builder what to do.
Tips from our surveys
You don’t need to be a roofer to help. What helps most:
- Have the flue swept and checked if you use the fire
- Keep track of stains on chimney breasts
- Use the report as a baseline for future checks
- Check with the council before altering a stack in a conservation area or on a listed building
You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.
Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.
When you need someone else
Some things cannot be seen without opening up the roof, so a survey has limits:
- Conditions inside walls
- Whether a stack needs rebuilding on structural grounds
- Areas we cannot view from safe positions
If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.
What we check
- Chimney pots and cowls
- Flaunching
- Shared and party-wall stacks
- Chimney breasts
- Brick chimney stacks
- Lead flashings
What you can safely check yourself
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
What affects the price in Denton
When we price a survey, we consider:
- Whether thermal imaging or a drone is needed
- Basic, Standard or Premium
- The size of the roof
- The shape of the roof and its details
Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.
Booking your survey
Here’s what helps us most when you get in touch:
