Pre-purchase roof surveys for homes and businesses in Groombridge
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there’s safe access. The findings come in a written report with photos. Typical surveys look at bitumen or mortar used in place of proper repairs and blistered or split felt on a flat roof, on lead flashings and valleys, gutters and downpipes and chimney stacks.
In a village or hamlet like Groombridge, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What happens if roof problems are left?
A good many buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, so you can plan work before small faults get bigger. Where a roof is exposed, as many are in small places like Groombridge, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

Different roofs, different checks
Chimney stacks
A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and the South East. Splits in a lead valley send water inside, and lead is also a target for theft.
Before and after the survey
Here are a few things we’d tell any owner:
- Notice patches of new decoration in top-floor rooms
- Ask whether there are papers for past roof work
- Book once your offer is accepted
- Ask for loft access on the day
We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.
Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.
What a survey costs
When we price a survey, we consider:
- How many separate roofs there are, such as extensions, dormers and garages
- The roof’s overall size
- How tall the building is and how easy the roof is to see
- Which survey package you book
Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.
Helping us price your survey
There is no need for technical words. Just tell us:
- Whether there is a loft hatch, a shared roof or tricky access
- The kind of building and roof involved
- The address and postcode of the property
- What made you get in touch
Not sure which survey you need? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.
How the survey works
We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Somewhere like Groombridge needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a report with photos and recommendations before you exchange.
How to prepare
- If it isn’t your property yet, arrange access through the agent
- Make a note of anything you’d like us to look at
- Leave side gates unlocked

Advice
Common questions in Groombridge
Is Groombridge in the area you cover?
Yes, Groombridge is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or use the contact form and let us know about the property.
Will you come out to Groombridge?
Yes. Groombridge is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Will the roof report help me negotiate with the seller?
Yes. The report sets out what we found, with photos, which you can share with the seller or agent. We cannot promise how the seller will respond.
Do you use drones?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
How soon is the report ready?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we’ll help you choose.

What this survey can’t tell you
It helps to know what a survey won’t do before you book:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Structural calculations (that’s a structural engineer’s job)
- Walls, floors, services and rooms below the roof
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

What a pre-purchase roof survey looks like in Groombridge
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. For a purchase or a newly finished roof, the materials decide which details matter most.
If you let a flat or house near Eridge station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If yours is one of the older homes in the streets near Church of St Thomas the Apostle, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Groombridge Place lies about 0.4 miles north-east, so building around Groombridge goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
Groombridge is about 4 miles south-west of Royal Tunbridge Wells, in Kent. We carry out pre-purchase roof surveys for householders, landlords and businesses in Groombridge and the surrounding area. Our Kent coverage includes Groombridge. Our Crawley page covers surveys nearby.
