Flat Roof Survey in Groombridge
Flat roof surveys across Groombridge, backed by more than 20 years’ experience. You get a clear report with photos.
- Edge trims that have lifted or split
- Splits, cracks and crazing
- Outlets choked with leaves and silt
Tips that help
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Check the outlets after the leaves fall
- Look for standing water a day after rain
- Make sure new fixings through the roof are properly sealed
- Have the roof looked at again after a severe storm
For landlords and building managers, the report is a dated record of the roof’s condition. It’s useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.
Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.
About our flat roof survey in Groombridge
Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it is holding up and any defects we can see, with photos of each. You then have something specific to put to the seller or agent. We survey felt flat roofs, GRP fibreglass and mastic asphalt, and people most frequently book us about pools of water lying on the roof and failed upstands where the roof meets a wall.
Some older homes in villages like Groombridge are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

How the survey changes by roof type
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.
Felt and built-up roofs
Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it’s weakest.
Honest limits
It is a careful look at the flat roof, not the whole story. Its limits include:
- A fixed date for when the roof will need replacing
- Testing older roof sheets for asbestos
- The condition of the deck or insulation hidden under the covering

Why act early in Groombridge
Most flat roofs are out of sight, so they’re easy to forget. Owners frequently learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Older and listed buildings around Groombridge may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
Every price we give includes VAT. Flat roof survey starts from £150, including VAT. You’ll know the price for your survey before booking.

What a flat roof survey looks like in Groombridge
Historic houses such as Groombridge Place, about 0.4 miles north-east, show how far back building in the area around Groombridge goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
If you look after a shop, office or commercial unit, for example near The Corn Exchange, the flat roofs over shops and commercial units are worth checking before a leak, not after. If you let a flat or house near Eridge station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take a building like Groombridge St Thomas' Church of England Primary School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

How the survey works
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Groombridge often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- You let us know about the roof, its covering if you know it, and any leaks.
- We view the roof from ground level, from windows and from the roof where it is safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there is access.
- You get a written report with photos and our recommendations.
Before the survey
- Note where any stains or damp appear
- Have any questions written down, so nothing gets missed
- Mention any parking restrictions on your street

Advice
Common questions in Groombridge
Is my home in Groombridge listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Groombridge in the area you cover?
Yes. We cover the whole of London and South East England, and Groombridge is part of that. Just call 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.
Will I get photos?
Yes. Photos are part of every report.
Do you give a life expectancy for the roof?
We do not put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.
What insurance do you have?
We hold professional indemnity and public liability insurance.
How do you inspect a flat roof?
It depends on what’s safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.
Does the survey cover asbestos?
Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
