Groombridge Drone Roof Survey
Drone roof surveys in Groombridge from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us.
- Cracked slates and tiles out of sight from below
- Flashings that have come away
- Cracked flaunching or loose chimney pots
Do you need a drone roof survey in Groombridge?
Chimney tops take the worst of the weather. From the ground, you rarely see cracked flaunching or loose pots. Close-up drone photos show their condition.
Most people get in touch when they’ve noticed one of these:
- Eroded pointing on a chimney stack
- Lifted or split lead flashings
- Gaps where slates or tiles have gone
- Ponding and splits on a high flat roof
Anyone responsible for a site like Groombridge St Thomas' Church of England Primary School will know that big roofs are where photos from the air and thermal images show the most at once.

About our drone roof survey in Groombridge
A drone shows the outside of a roof very well, but it can’t see under the coverings or into the loft. Where there’s safe access, we look in the loft space too, since that is where leaks and condensation often show first. Inside and out together tell you far more. Your report shows the drone photos alongside what we saw in the loft. If there is no safe loft access, the report says so. Typical surveys look at slipped or missing slates on a high roof and blistered or cracked flat roof coverings, on large and complex roofs, tall and steep roofs and valleys and parapet gutters.
Some older homes in villages like Groombridge are listed or in a conservation area. A look from the air or with a thermal camera doesn’t touch the roof, so it is a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

What happens on the day
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Older roofs in small places like Groombridge can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First, we check the address for flight restrictions.
- Where a flight restriction zone or restricted area applies, we seek permission first.
- We assess the wind, the weather and the surroundings before take-off.
- We fly the drone close to the roof to photograph it in detail, always in sight.
- Your report arrives by email, with close-up photos and recommendations.
Getting ready for the survey
- Agree roof access with the managing agent if it’s shared
- If you’re buying, let the agent know when we’re coming
- Have keys ready for side gates, garages or roof access doors

What a drone roof survey doesn’t cover
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Flights in strong wind or a downpour
- Flights in a restricted zone without permission
- What’s under the slates, tiles or felt
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.
Roof types and parts we check
- Chimney stacks
- Tall and steep roofs
- Fragile roofs
- Valleys and parapet gutters
- Large and complex roofs
- Flat roofs on upper floors
How we price drone roof surveys
Not every roof costs the same to survey, and it comes down to:
- Whether thermal imaging or a drone is needed
- How tall the building is and how easy the roof is to see
- Basic, Standard or Premium
- The shape of the roof and its details
Our price is from £400, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.
Helping us price your survey
We’ll usually ask about:
- Pictures of the roof from a safe spot, if you have them
- Your timetable, like an exchange date
- The type of building and roof, such as pitched or flat
- Where any leaks, stains or damp patches show inside
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.
Groombridge: your questions answered
Does a conservation area affect roof work in Groombridge?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will you come out to Groombridge?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
Is your drone operator registered?
Yes. Our registration covers a Flyer ID and an Operator ID. The drone we use weighs under 250g, flown within the rules for the open category.
Is a drone roof survey a thermal survey?
No, the drone survey is photographic. For thermal imaging, look at the Premium Survey or our thermal roof survey.
Are there drone restrictions in central London?
Central London has restricted areas where NATS permission is needed. Where we cannot fly, we use other safe vantage points and explain what we could see.
What does the report include?
Written findings with photos, explaining the condition of the roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
DIY checks: what’s safe
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Roof by roof
Flat roofs on tall buildings
Leaks frequently start at outlets, edges and around plant. We photograph them closely.
Large commercial roofs
Many commercial roofs have fragile sheets or roof lights. A drone keeps everyone off them.
