Honest limits

A survey is a proper look at the roof, but it cannot do everything. Its limits include:

  • Whether the roof structure meets design loads
  • The underside of the roof (that needs an inside check)
  • Flying in a flight restriction zone without the airport’s permission

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before booking. What our survey covers.

What this survey covers

  • Tall and steep roofs
  • Fragile roofs
  • Large and complex roofs
  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Chimney stacks

About our drone roof survey in Southborough

Neighbours’ privacy matters on every flight. The camera stays on your roof, not on gardens or windows next door. If your roof is shared, a word with next door beforehand helps. We survey the roof you’ve asked us to look at. Each flight is kept short and stays focused on the roof we are there to survey. If you’ve noticed worn lead at chimneys and walls and slates or tiles shifted by high winds, a survey will tell you what’s going on, on tall and steep roofs, flat roofs on upper floors and large and complex roofs alike.

Even in a smaller place like Southborough, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What affects the price in Southborough

The price reflects the time and kit the roof needs. That comes down to:

  • Whether it’s a home or a commercial building
  • Whether thermal imaging or a drone is needed
  • How many separate roofs there are, such as extensions, dormers and garages
  • Roof area

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

What we need to know

There is no need for technical words. Just tell us:

  • Where water is showing inside, if it is
  • Where the property is, with the postcode
  • What made you get in touch
  • What kind of property and roof it is

Most bookings start with a short call: ring 07833 053749 or email us, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

How it works

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. A visit to Southborough is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We start with the address and what you’d like checked.
  2. We check the airspace and seek any permission needed.
  3. Before take-off, the wind, the weather and the launch spot are checked.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. You receive a written report with the photos and our recommendations.

Preparing for the visit

  • Point out any leaks or damp patches
  • Keep pets inside or away from the areas we are looking at
  • Jot down any questions you want answered

FAQs for Southborough

Is drone flying allowed in Southborough?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.

Is Southborough within the area you cover?

Yes. Southborough is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

What’s the best way to book?

It is easiest to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof. Surveys run on weekdays, Saturdays and Sundays.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Do you need to get into the loft?

Normally, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.

When to book a survey in Southborough

Height and steep pitches make close inspection risky. Three-storey houses, blocks of flats and tall commercial buildings are common examples. A drone gets close-up views from a safe position on the ground.

A survey can pick up problems such as:

  • Coverings that have slipped high up on the roof
  • Slates or tiles shifted by high winds
  • Ponding and splits on a high flat roof
  • Ridge pieces that have lifted

For businesses in and around places such as Royal Victoria Place, a commercial roof can be photographed from above without anyone walking on it.

Before you book anyone

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What experience they bring

What’s in a roof survey

Airspace, weather and Southborough roofs

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.

If you look after a building such as Southborough CofE Primary School, a view from above covers a wide roof far faster than walking it. Penshurst Place lies about 3.5 miles west, so building around Southborough goes back a long way. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

Tips from our surveys

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Some tips:

  • Keep pets indoors during the flight
  • Tell us about any leaks or concerns
  • A word with neighbours beforehand helps
  • Check the loft can be reached

Premium also includes a 12-month follow-up. It helps you see how the roof has changed over the year.

Don’t block the vents at the eaves. Condensation in the loft can damage timbers and insulation. Keep insulation clear of the eaves.
