Drone roof surveys in Ashurst: local notes

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. Before any flight, we check the Drone Safety Map for airspace restrictions.

With Groombridge Place about 1.6 miles south-east, the area around Ashurst has a long history. A drone or thermal survey does not involve any work on the roof, which suits older buildings. For an older house near a landmark such as Church of St Martin of Tours, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Ashurst is about 5 miles west of Royal Tunbridge Wells, in Kent. Ashurst gets the same service as everywhere else we work: a careful look at whatever is safely visible, photographs and a clear written report. Our Kent coverage includes Ashurst. You can also see our page for Crawley.

About our drone roof survey in Ashurst

They suit tall buildings, steep or large roofs and roofs that are hard to see from ground level. They’re useful where walking on the roof could damage it or is not safe, like old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. We check the airspace for your address before the visit. If a drone is not the right tool, we’ll say so. We survey large and complex roofs, tall and steep roofs and flat roofs on upper floors, and the problems we are asked to look at most are flat roofs on upper floors that hold water and moss and weeds taking hold up top.

In a village or hamlet like Ashurst, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from ground level. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely. The survey normally takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. Rural addresses near Ashurst can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. Before the flight, we check the conditions and the take-off spot.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. You receive a written report with photos and recommendations.

How to prepare

  • Agree roof access with the managing agent if it’s shared
  • Have any paperwork from past roof work to hand
  • Keep pets in another room

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.

Landlord and commercial surveys in Ashurst

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.

Landlords, agents and building managers in Ashurst and across Kent can book any of our surveys. For a price for a let property or a block, call 07833 053749 or send us an email.

When you need someone else

In fairness, there are limits to any roof survey:

  • Structural calculations (that’s a structural engineer’s job)
  • Flights in a restricted zone without permission
  • Neighbouring roofs the owner hasn’t asked us to survey

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • A word with neighbours beforehand helps
  • Let us know what you want to see
  • Keep a clear space in the garden or drive for take-off
  • Tell us the exact address when you book

File the report and photos with your home documents. They give you something to compare against later.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. On tall buildings, use a professional with the right access equipment. Many leaks start with a blocked outlet.

Questions from Ashurst

Are there drone restrictions around Ashurst?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying.

Do you cover smaller places like Ashurst?

Yes, Ashurst is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when booking and we’ll explain what’s needed.

How long is the visit?

It usually takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. You’ll then get the report by email, on the timescale of your package.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

What affects the cost of drone roof surveys

To price your survey, we check:

  • Which survey package you book
  • Roof area
  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Helping us price your survey

There’s no need for technical words. Just tell us:

  • Your timetable, such as an exchange date
  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them

A quick phone call is usually the easiest start: phone 07833 053749 or send us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.
