How a gutter survey works in Ashurst

Gutters are normally fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, but we flag anything that could contain it. We survey downpipes, eaves gutters and fascias and soffits, and the problems we’re asked to look at most are rotten fascias or stained soffits and gutters that have fallen out of line.

Somewhere as small as Ashurst, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How it works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Ashurst, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • Tell us about parking before the day
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets out of the way during the survey

What a gutter survey doesn’t cover

To be straight with you, a roof survey has limits:

  • The inside of a downpipe along its whole length
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Gutters out of sight from each safe vantage point

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

What we look at

  • Parapet and box gutters
  • Downpipes
  • Fascias and soffits
  • Eaves gutters
  • Outlets and hoppers
  • Valley gutters

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Your questions about gutter surveys in Ashurst

I let a flat near Ashurst Kent station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or email us with the details.

Is Ashurst within the area you cover?

Yes. Ashurst is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you test soffits or gutters for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Is a Saturday or Sunday visit possible?

Yes. We survey on weekdays and at weekends. Just ring 07833 053749 or drop us an email to arrange a day.

How long will you be on site?

A visit usually takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. We will give you an idea when booking.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Will you go up on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Have gutters cleared at least once a year
  • Look out for overflows when it pours
  • Check that downpipes are firmly fixed to the wall
  • Don’t climb a ladder to look in the gutters

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email once it’s done.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.

Roof by roof

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Leave it or get it looked at?

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Gutter surveys in Ashurst: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Groombridge Place, about 1.6 miles south-east, show how far back building in the area around Ashurst goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you live in an older home near Church of St Martin of Tours, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Ashurst Kent station, a dated record of the roof is useful when planning maintenance across a let.
