Roof leak investigations for Ashurst homes and businesses

The survey, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we are there. In a hamlet or village like Ashurst, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We look at the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photographs, the likely entry point and recommendations.

Preparing for the visit

  • Keep pets in another room
  • Have any paperwork from past roof work to hand
  • Tell us about any leaks, stains or damp patches you know of

Roof leak investigation in Ashurst

Some ‘leaks’ aren’t leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Knowing which it is means the right fix can be done, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. We survey chimney stacks, lead flashings and rooflights and dormers, and the problems we are asked to look at most are condensation that looks like a leak and wet patches on loft insulation.

Being in a small place like Ashurst makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Water from pipes, tanks or heating systems
  • Structural calculations (that’s a structural engineer’s job)
  • The repair itself (the investigation finds and reports the cause)

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • Rooflights and dormers
  • The roof space
  • Flat roof details
  • Slate and tile slopes
  • Valleys and parapet gutters
  • Chimney stacks
  • Lead flashings

Do you need a roof leak investigation in Ashurst?

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in, frequently well away from where it shows.

Look out for signs like these:

  • Drips from nail tips in a cold loft
  • Water through the ceiling under a flat roof
  • Water dripping from rafters or underlay
  • Leaks that appear only in driving rain

If you own a rental within reach of Ashurst Kent station, a tenant living with a leak needs the cause found, not just the stain painted over.

Choosing a roof surveyor

  • What exactly goes into their report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their track record with similar roofs
  • Is there a chance to talk the report through?

What’s in a roof survey

Wind, rain and roofs in Ashurst

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Where water gets in depends a good deal on what the roof is made of and how it is detailed. The wider area around Ashurst has a long history of building, with Groombridge Place about 1.6 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of St Martin of Tours, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Ashurst is about 5 miles west of Royal Tunbridge Wells, in Kent. Roofs in Ashurst get the same thorough look as anywhere else in Kent. Our Kent coverage includes Ashurst and the places around it. There is also a page for Crawley.

Practical tips

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Move stored items away from the hatch
  • Don’t climb onto the roof to look
  • Mention earlier attempts to fix the leak
  • Catch drips in a bucket and protect the floor

If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Ashurst: your questions answered

Is my home in Ashurst listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you come out to Ashurst?

Yes, Ashurst is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

What do I do with the report?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Can thermal imaging help find my roof leak?

Thermal imaging is used where it’s useful, and it’s included in our Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

Will you fix the leak as part of this?

This service finds and reports the cause, and the repair is separate. The report gives any roofer a clear brief.

How long will you be at the property?

On site, it typically takes about one to two hours for most homes, though a hard-to-trace leak can take longer. Report times depend on the package.
