Roof leak investigation in Teasley Mead, Kent
Not sure what state the leaking roof is in? You can book a roof leak investigation in Teasley Mead and across Kent, with plain-English findings.

- Leaks that appear only in driving rain
- Damp underlay across a wide area
How a roof leak investigation works in Teasley Mead
Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof often turns out to be the source. Parapet walls and their gutters are looked at from wherever it’s safe. Our report shows what we found, with photos. We survey chimney stacks, rooflights and dormers and valleys and parapet gutters, and people most often book us about ceiling stains that grow after rain and a leak that comes and goes with the weather.
Somewhere as small as Teasley Mead, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Leaks and storm damage in Teasley Mead
Historic houses like Groombridge Place, about 2.4 miles south-east, show how far back building in the area around Teasley Mead goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the roof type helps narrow down where water may be getting in.
For landlords with property near Ashurst Kent station, tracing a leak quickly matters when a tenant is living with it. If your house is among the older ones in the streets near All Saints, lead flashings, valleys and old chimneys are typical places for water to get in.

Teasley Mead questions
Do you cover smaller places like Teasley Mead?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.
Does a conservation area affect roof work in Teasley Mead?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Will you definitely find the leak?
We can’t promise to find every leak on one visit. Many leave clear signs, but some only appear in certain weather. We report what we found and the likeliest sources.
Do you look in the roof space?
Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
How experienced are you?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
How much does a roof leak investigation cost in Teasley Mead?
Roof leak investigation starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
Can you find a leak when it is not raining?
Typically, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.
What we cannot see
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- What’s under the covering or behind the plaster
- A promise to find every leak on a single visit
- The repair itself (the investigation finds and reports the cause)

What this survey covers
- Lead flashings
- Slate and tile slopes
- Chimney stacks
- Valleys and parapet gutters
- The roof space
- Rooflights and dormers
- Flat roof details
Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Rented homes, blocks and businesses
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for a house, and longer for a large or complex roof. You are welcome to ask questions while we are there. Somewhere as small as Teasley Mead, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with your notes and photos of the leak.
- Inside, we check the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there is safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- You receive a report with the likely source, photos and recommendations.
Before the survey
- Clear the way to the loft hatch
- Tell us about any leaks, stains or damp patches you know of
- Have any paperwork from past roof work to hand
