When to book a survey in Park Farm

Viewings rarely include a proper look at the roof. You see the rooms, not the slates. New paint on a ceiling can hide old water stains, so a closer look is worth having before you commit.

These are some of the problems a survey can pick up:

  • Old water stains in the loft space
  • Worn or lifted lead flashings
  • Ponding, blisters or splits on a flat roof
  • Blocked or leaking gutters

For an older house near a landmark such as Church of St Michael, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Questions to ask before you book

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the inside of the roof is included
  • When you will get the report
  • How they plan to inspect the roof safely

What to expect from a roof survey

About our pre-purchase roof survey in Park Farm

If you’re buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We look at as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we check that too where access allows. Common reasons to book are a ridge or slope that dips and lead that has worked loose at a wall or chimney, across gutters and downpipes, chimney stacks and the roof space.

Bungalows, chalet bungalows and older cottages are common in smaller places like Park Farm, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Park Farm or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, yet the nails that fix it often give out first. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack.

Local roofs and buyers in Park Farm

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. About 3.1 miles north-west lies Godinton House, a reminder of how long the area around Park Farm has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Landlords with a home close to Ashford International station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

FAQs for Park Farm

Will you come out to Park Farm?

Yes, Park Farm is on our map. Villages and rural addresses get the same survey as a town house.

Do you cover Park Farm?

Yes, Park Farm is one of the places we work. Every survey there gets the same written report with photographs.

At what stage of buying should I get the roof surveyed?

The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.

Will you climb onto the roof?

Only where it is safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. On Premium, a drone is used where applicable.

Is a roof survey worth having alongside a home survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.

Does your survey replace a RICS home survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Practical tips

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Check we will be able to get into the loft space
  • Let us know your exchange date when you book
  • Pass the findings to your conveyancer
  • Ask the seller about past roof repairs

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How it works

Once we have finished looking, we write up our findings as a written report with photos. As for time on site, most surveys take about 1–2 hours at a typical house, with time for the loft where it can be reached. In a smaller place like Park Farm, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a report with photographs and recommendations, ready for you to use before exchange.

Preparing for the visit

  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building
  • Mention any parking restrictions on your street
