- Chimney mortar that has eroded
How a pre-purchase roof survey works in Twitton
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Choose the level that suits the home you are buying. All three include a report with photos and recommendations. If you are worried about a ridge or slope that dips and gaps where slates or tiles have come loose, we can find out what’s behind it.
In a village or hamlet like Twitton, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. The survey usually takes an hour or two for a house, with bigger or more complicated roofs taking longer. Somewhere like Twitton needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- You book once your offer is accepted and tell us the address and your timetable.
- We arrange access with you, the agent or the seller.
- The roof is inspected from each safe vantage point, inside and out.
- Each part of the roof is examined and photographed.
- We email a written report with photos and recommendations, ready for you to use before exchange.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- If it isn’t your property yet, arrange access through the agent
- Have any questions written down, so nothing gets missed
Booking a survey
If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.

Checking the roof from ground level
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Twitton questions
Will you come out to Twitton?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is my home in Twitton listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How long does the survey visit take?
The visit usually takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. We’ll confirm what to expect when we arrange the visit.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
At what stage of buying should I get the roof surveyed?
Once your offer has been accepted, and before exchange. That gives you time to use the findings.
Honest limits
Some things cannot be seen without opening up the roof, so a survey has limits:
- A structural engineer’s report
- Walls, floors, services and rooms below the roof
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before booking. The full list of what we check.

- Natural slate
- Flat-roofed extensions and dormers
- The roof space
- Clay and concrete tiles
- Gutters and downpipes

For landlords and managing agents
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the visit with that in mind.
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.
What affects the cost of pre-purchase roof surveys
Several things affect the price of a survey:
- Extra roofs, like extensions, dormers or garages
- The type of building, from a house to a block or an office
- Roof area
- Whether you choose the Basic, Standard or Premium Survey
Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Booking your survey
If you can, have these to hand when you contact us:
- Photos of the roof, taken safely from ground level or a window
- Your timetable, such as an exchange date
- Your postcode, so we can check access and travel
- The kind of building and roof involved
Most bookings start with a short call: phone 07833 053749 or drop us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.
Pre-purchase roof surveys in Twitton: local notes
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
If you live in an older home near Twitton Mission Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Landlords with a home close to Dunton Green station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Lullingstone Castle, about 3.3 miles north, is one of the historic houses in the wider area around Twitton. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Roof by roof
Natural slate
Older slate roofs frequently have bitumen felt under them, and very old ones may have none. From inside the roof space, we report what we can see of it.
Gutters and parapets
Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.
