What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- The roof’s overall size
- The height of the building and how the roof can safely be seen
- Whether it is a home or a commercial building
- Which survey package you book
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

There’s no need for technical words. Just tell us:

Gutter survey in Twitton: what you get
Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off, but they rarely get better. We’re frequently asked to look into valley or box gutters that overflow inside and gutters full of debris and silt, on parapet and box gutters, fascias and soffits and eaves gutters.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- Rot or damp concealed behind fascias or inside walls
- Gutters out of sight from every safe viewpoint
- Confirming asbestos in older rainwater goods

Landlord and commercial surveys in Twitton
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

What else we do in Twitton
The survey, step by step
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Twitton often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there is safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.
How to prepare
- Unlock side gates and any roof access doors
- Check pets are kept safely away
- Note where any stains or damp appear

Related advice
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Do not climb a ladder to look in the gutters
- Look for green streaks or damp patches on walls
- Look for new stains on ceilings below valleys after rain
- Check for spilling water in a downpour
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes. If it does not, tell whoever did the work.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
Gutter surveys in Twitton: local notes
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look. Lullingstone Castle, about 3.3 miles north, is one of the historic houses in the wider area around Twitton. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you let a flat or house near Dunton Green station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings such as Otford Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Twitton Mission Church: its chimney, valleys and lead work are likely to be the parts that need attention first.

Checking the roof from the ground
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
FAQs for Twitton
Do you survey roofs for landlords with property near Dunton Green station?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Does a conservation area affect roof work in Twitton?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
When does the report arrive?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
How long will you be on site?
For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.
Do you survey underground drains?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.
Do you take photos of the roof?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Can you tell me if my old gutters contain asbestos?
No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.
