Gutter survey in Badgers Mount: what you get
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey eaves gutters, downpipes and outlets and hoppers, and the problems we’re asked to look at most are leaves and moss blocking gutters and leaking or loose downpipes.
In a village or hamlet like Badgers Mount, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Different roofs, different checks
Cast iron gutters
Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged for a specialist asbestos surveyor to check.

Why act early in Badgers Mount
Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

Gutter surveys in Badgers Mount: local notes
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Lullingstone Castle, about 2.5 miles north-east, show how far back building in the area around Badgers Mount goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
For site and facilities teams at buildings like Halstead Community Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces like Hewitt's Chalk Bank can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Common roof problems in Badgers Mount
Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.
Common reasons to book include:
- Fascia boards damaged by overflowing water
- Overflowing valley or parapet gutters
- Sagging gutters and loose brackets
- Gutters overflowing in heavy rain
The streets around a church such as St Margaret's Church are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
Choosing a roof surveyor
- What the report includes, and whether it has photos
- Whether the inside of the roof is included
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What insurance they carry
Badgers Mount: your questions answered
How do I find out if my home in Badgers Mount is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
I let a flat near Knockholt station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
How many surveys have you done?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Will you check the drains below ground?
No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Do you look in the roof space?
If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
What happens next?
The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
What affects the price in Badgers Mount
Several things affect the price of a survey:
- How tall the building is and how easy the roof is to see
- The package you choose: Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
- Roof area
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
